Construction Project Manager
Job Summary
The Project manager is responsible for management of multiple simultaneous Building & Remodeling Projects from start to finish. They will be a pro-active planner that excels at organization and is a proven leader, ready to oversee and interact with all parties assigned to complete work on a project including trade contractors, staff members, architects, designers & building officials. They will focus on client satisfaction and good communication between the operational team, field team & client to complete a project on time, within budget and in accord with all company quality standards.
Responsibilities
Project Development & Preparation
Review Project specifications with sales and operational team prior to start of work to identify project needs in relation to materials, subcontractors, field staff, inspections etc.
Build detailed project schedules through Buildertrend, assign and communicate schedule information to necessary subcontractors with careful consideration of project timelines & goals.
Review & Crosscheck all project specific documents including but not limited to: contracts, architectural plans, permits, order of conditions, product specifications to ensure all details are accounted for and take a pro-active approach to planning for execution of all aspects of the project start to finish.
Prepare jobsites for start of work, post jobsite signs, permits, prepare for & coordinate conservation requirements, jobsite protection & any other project specific prep required.
Subcontractor & Employee Oversight
Coordinate daily/weekly/monthly schedules for required trades & York Team members for each project in collaboration with other project managers
Oversee on-site performance of tasks to ensure compliance with Construction specifications, contracts, budgets & local building codes.
Oversee Quality of work by all trade contractors & employees to ensure company standards are being met
Communicate all potential issues, scope changes, change order requests to operations team for review and follow up.
Vendor & Product Coordination
Communicate regularly & proactively with vendors about product availability as it relates to the project schedule
Obtain quotes as needed from vendors and subcontractors to confirm products and services being provided/sourced are within budgeted parameters & in line with company quality standards.
Coordinate & accept necessary material deliveries to the jobsite for all phases of construction
Client Relations & Administrative tasks
Meet with Client at various phases of Construction to confirm client preferences in relation to contracted work, review progress & schedules, perform framing, mechanical, finish walkthroughs, respond to any client concerns as needed.
Communicate regularly with client via phone, email, & the Buildertrend Platform
Create regular daily logs in Buildertrend of jobsite progress with photos and detailed descriptions of completed tasks & plans
Meet with Owners & operations team in office & on site to report on job progress, budgetary concerns and collaborate on solutions to project concerns
Maintain client expectations while adhering to company objectives.
Qualifications & Skills
· Minimum 10 years in the construction Industry & familiarity with Construction processes -frame to finish and preferred 3 years in a Project Management role.
· Must be computer literate
· Proficient in MS Office suite including Word, Excel
· Must be able to work independently
· Must be able to lead and motivate a team
· Exceptional time management skills
· Highly organized & able to prioritize tasks
· Excellent communication skills
· Ability to deal with high stress situations and meet strict deadlines.
· Professional demeanor
· Knowledge of Buildertrend Project management platform a plus
· Valid Driver’s License & Clean Driving Record.
Schedule & Salary Requirements
Schedule: Monday -Friday, Saturdays -as needed, working hours approx. 7:00 am-5:00pm On average a typical work week will consist of 45-50 hrs./week. Extensive daily travel between multiple jobsites From South shore to Cape Cod.
