ABOUT THE ROLE
Reporting to the Supervisor, Maintenance & Operations is responsible for providing technical and operational support for the Branch; providing project coordination, supervision of HVAC project implementation, contract administration and quality control for HVAC projects; ensuring technical standards are adhered to in new construction projects; troubleshooting, testing and repairing HVAC components and equipment; working closely with consultants, project managers, project coordinators, contractors and Regional staff to ensure operational integration with lighting and automation systems.
WHAT YOU WILL BE DOING
- Performs preventive maintenance tasks on all HVAC and mechanical assets at all leased and owned facilities within the Property Services operating portfolio using a Computerized Maintenance Management System (CMMS).
- Oversees HVAC contractors including project coordination, supervision of project implementation, contract administration and quality control relating to HVAC projects.
- Monitors and provides project leadership for all new or upgrade work; participates in sign offs on Substantial Performance Certificate, Total Performance Certificate, end of warranty period and Completions certificates.
- Conducts special studies and assessments to determine infrastructure upgrade and replacement needs in conjunction with external consultants and/or Branch Operations staff, as directed.
- Keeps abreast of new and emerging technologies and maintenance concepts/practices for HVAC systems as it relates to the Branch business needs.
- Assists in the development of operating plans and annual budget requirements related to HVAC operations.
- Supports quality assurance activities to monitor program effectiveness and support continuous improvement efforts with the Branch.
- Assists in the development and management of HVAC systems quality control programs, operating and business procedures and control strategies to ensure consistency and adherence to HVAC systems standards and for the improvement of business processes.
- Provides consultative support and guidance to project teams.
- Participates in team building activities, coaching and mentoring of other staff members, as directed.
WHAT WE ARE LOOKING FOR
- Successful completion of a three year Community College Diploma Program in Mechancial Engineering or HVAC Engineering or Maintenance Engineering.
- Must hold a valid certificate of qualifications for a TSSA (Technical Standards and Safety Authority) Gas 2 Technician Certificate and 313A Refrigerant Certificate.
- Must obtain ODP (Ozone Depletion Prevention) Certificate within 6 months of employment.
- Minimum 3 years experience in HVAC maintenance and repairs in Facility Management Field/maintenance and troubleshooting of HVAC Systems, HVAC equipment, including experience in HVAC equipment maintenance procedures.
- Knowledge of related acts, guidelines, regulations and legislation and the TSSA/ESA Standards, Electrical Code, Arc Flash and Building Code.
- Knowledge of Asset Management best practices, concepts, risk management and capital project execution business processes.
- Satisfactory Police Vulnerable Sector Checks (PVSC)
- Valid Ontario Class “G” driver’s license free of serious offences under the Highway Traffic Act.
- Ability to work outside regular business hours and availability and ability to perform standby duties as required in accordance with Branch policy and to respond to emergency situations.
