What are the responsibilities and job description for the Property Manager - Permanent Supportive Housing position at YWCA Canton?
Position Summary: The Property Manager has primary day-to-day responsibility of overseeing the housing facility and enforcing the lease. Person must be a constant presence and serves as the main contact. Responsible for updating the program prioritization list pursuance to Stark County Continuum of Care polices, fair housing requirements and best practices.
The candidate would be responsible for the following:
§ Maintain positive work relationships with YWCA Maintenance and report all maintenance issues promptly. Work with Maintenance for regular, routine items and post notices to tenants.
§ Communicate vacancies to Maintenance to ensure quick unit turnover.
§ Report project vacancies to Homeless Navigation to receive next referral.
§ Complete intake to determine eligibility for Permanent Supportive Housing.
§ Complete lease paperwork and review all rules and expectations.
§ Know the lease documents inside and out.
§ Always enforce the lease fairly and consistently.
§ Provide one-on-one counsel, issue reminders, warnings, lease violations and eviction notice when necessary. Consult with YWCA Housing Officer in cases where eviction may be in order.
§ Coordinate with YWCA attorney through eviction process and be present for all court proceedings.
§ Partner with Supportive Services to build relationships and report any tenant concerns to on-site supportive services and/or community-based provider(s).
§ Communicate with all tenants to implement payment plans and offer solutions for housing sustainability.
§ Conduct regular meetings with Supportive Services to review the status of each tenant in order to keep communication open and address potential issues and problems.
§ Establish and maintain a positive working relationship with Police and report any illegal activity or security threats immediately.
§ Conduct apartment walk throughs and document uncleanliness, housekeeping concerns, building or code issues to Supportive Services, Maintenance and/or Housing Officer.
§ Complete all data entry timely to maintain compliance.
§ Complete required reporting to all funding sources.
§ Conduct and/or schedule annual unit inspection(s) to remain compliant with funding sources.
§ Maintain and update rent receivables spreadsheet prior to the first of the month and communicate with finance any inaccuracies in resident ledgers.
§ Consult with Housing Officer changes that need made to any resident stipend.
§ Attending various meetings to represent the YWCA and the housing program.
§ Attend trainings as needed including annual HMIS privacy certification and other relevant trainings.
§ Be available for emergencies after hours.
§ Other duties as required by Supervisor.

Job Type: Full-time, 40 hours per week. Work schedule is Monday-Friday. Majority of work will be completed in an office setting however; travel is required to meetings, trainings, between YWCA locations, and other travel as required. Ability to lift/maneuver light objects as needed. Pay commensurate with experience.
Required Education:
- An Associate Degree or higher. Experience may be substituted in lieu of formal education.
Required license or certification: Valid driver's license and vehicle insurance. Ability to obtain Specialist in Housing Credit Management (SHCM) certification and annual Fair Housing training.
Applicant must pass criminal background check and drug test.
