What are the responsibilities and job description for the Director of Property Management position at Zenith Properties NW, LLC?
KEY LEADERSHIP POINTS:
Position is accountable for coaching, leading, managing, training, and holding Teams accountable with regards to the following:
- Presenting to Investor/Owner Clients on how their properties can better produce maximized financial results
- Setting and approving Lease Renewal Rates, securing Investor/Owner Client approval
- Negotiations with Residents to maintain optimum renewal rates and occupancy
- Collaboration with Investor/Owner Clients on Non-Renewals, Turn-Over Strategies, and Capital Improvements
- Ensure that all processes are followed, documented and training provided as needed
- Hitting and exceeding weekly ancillary fee goals
- Harmonious workflow between all PM Operations Departments
- Providing excellent Personalized Responsive Service to Residents and Investor/Owner Clients resulting in referrals for Property Management and Real Estate services.
- The position will own the role of Company Authority of Landlord/Tenant Law, common legal issues, and risk mitigation strategies.
QUALIFICATIONS:
- 5 years direct management of a team, in key leadership position, with at least 5 direct reports
- 5 years experience in Residential Property Management (Single Family experience a plus!)
- Proven track record of strong leadership, building and motivating a team to successfully hit set KPIs
- Technically savvy and can quickly learn new technologies (AppFolio experience a plus!)
- Excellent people skills: humble, takes ownership of responsibilities and Teams' output, shows courage when facing challenges
- Strong communicator: clear, effective, motivational
- Strong critical thinker and action oriented
- Proven track record of building process efficiencies, resulting in improved KPIs
