**Maintenance Technician**
**Job Summary:**
The Maintenance Technician is responsible for ensuring the smooth operation and upkeep of the apartment complex. This role involves promptly responding to maintenance requests, performing repairs, and conducting routine inspections to maintain the property's cleanliness and functionality. Additionally, the Maintenance Technician will oversee pool maintenance, including checking and balancing chemicals, as well as assisting with apartment turnovers.
**Responsibilities:**
- Receive and respond to maintenance requests in a timely manner
- Diagnose and repair issues with plumbing, electrical systems, appliances, pests, and other fixtures
- Conduct routine inspections of the property to identify maintenance needs
- Perform preventative maintenance tasks to ensure the longevity of equipment and systems
- Maintain cleanliness and upkeep of the property, pool and surrounding areas
- Assist with apartment turnovers by conducting inspections, performing minor repairs, coordinating with appropriate subcontractors
- Monitor and manage trash collection and disposal
- Maintain a clean and organized maintenance shop and storage areas
- Adhere to safety protocols and regulations at all times
**Qualifications:**
- High school diploma or equivalent
- Previous experience in maintenance or a related field preferred
- Basic knowledge of plumbing, electrical, building and HVAC systems
- Ability to prioritize and manage multiple tasks effectively
- Strong problem-solving skills and attention to detail
- Excellent communication and customer service skills
- Ability to work independently and as part of a team
- Willingness to work flexible hours, including evenings and weekends as needed
**Physical Requirements:**
- Ability to lift and carry heavy objects, climb ladders, and work in tight spaces
- Stamina to perform tasks requiring physical exertion for extended periods
- Comfortable working outdoors in various weather conditions

Pay: $20.00 - $25.00 per hour
