Job Summary:
The purpose of the Assistant Property Manager is to support the Property Manager effectively with overall operation of the property including, collections and posting of rent payments, resident delinquencies, evictions, and any legal notices. The Assistant manager will also perform accounting processes for pre-close and closeout in daily operation. Assistant Manager will assume responsibility for all operations of the property in the absence of the Property Manager.
Principal Duties and Responsibilities:
- Maintains all rent collections, postings of rent, collections of delinquencies, daily deposits with balanced ledger, accurate rent roll and any other accounts receivable duties.
- Accurately provides daily, weekly and monthly reports pertaining to: financial, leasing, month end, market surveys, and lease expiration matrix.
- Review of files to identify expiration or delinquencies on resident accounts or any other unlawful detainers.
- Collection of balances on any past resident accounts.
- Processing of all necessary paperwork for evictions, notices, and legal hearings with ability to attend court dates.
- Ability and necessary knowledge of the property to lease apartments to prospects.
- Shop competitive properties in area for market study and comparables
- Works with Maintenance to inspect and assure all buildings and grounds are safe, and clean. Any repairs are alerted and documented.
- Processes lease renewals, move ins and move outs.
- Audits all new lease agreements for residents and checks files for accuracy.
- Assists Property manager with general office operations.
- Assists Property Manager with training staff on leasing, marketing, maintenance, traffic, timecard submission, resident relations and problem resolution...
- Routine correspondence with preparing rental notices, property letters, and memorandums
- Assists with planning social events at the property for resident retention.
- Attends company provided training for safety, fair housing, harassment prevention, and discrimination.
- Complies with all company safety and health rules, regulations, and applicable local, state, and federal laws.
- Assumes responsibility for all property aspects in the absence of the Manager
