## Job Summary

We are seeking an experienced and motivated Construction Project Manager to join our team. The ideal candidate will have a strong background in construction management, excellent leadership skills, and a proven track record of successfully managing residential and commercial projects. This role requires a detail-oriented professional who can oversee all aspects of construction projects from planning to completion.

## Responsibilities

* Develop detailed project plans outlining scope, goals, deliverables, required resources, budget, and timelines.

* Coordinate with architects, engineers, and designers to ensure plans meet all specifications and requirements.

* Establish project schedules and milestones, ensuring all parties are informed and aligned.

* Prepare and manage project budgets, ensuring projects stay within financial constraints.

* Track project expenses and approve purchase orders and invoices.

* Identify cost-saving opportunities and negotiate with vendors and subcontractors to secure favorable terms.

* Ensure all projects comply with local, state, and federal building codes and regulations.

* Obtain necessary permits and inspections throughout the project lifecycle.

* Hire, train, and supervise construction teams, including subcontractors and laborers.

* Assign tasks and responsibilities to team members, ensuring efficient use of resources.

* Monitor team performance and provide feedback and direction as needed.

* Implement and enforce quality control standards and procedures.

* Conduct regular site inspections to ensure work meets quality and safety standards.

* Address any issues or defects promptly to maintain project quality.

* Identify potential risks and develop mitigation strategies.

* Monitor project risks and implement contingency plans as needed.

* Ensure safety protocols are followed to minimize accidents and injuries.

* Serve as the primary point of contact for clients, keeping them informed of project status and addressing concerns.

* Maintain strong client relationships to ensure satisfaction and repeat business.

* Manage client expectations and negotiate changes or additional work as required.

* Coordinate the procurement of materials, equipment, and supplies.

* Ensure timely delivery of materials and resolve any supply chain issues.

* Manage the efficient use of labor and equipment to optimize productivity.

* Maintain detailed project documentation, including contracts, plans, permits, and correspondence.

* Prepare regular progress reports for stakeholders, highlighting key achievements, challenges, and next steps.

* Address and resolve issues that arise during construction, from technical challenges to personnel conflicts.

* Conduct final inspections and ensure project completion meets all specifications.

* Oversee the handover of completed properties to clients or property management teams.

* Review project performance and compile post-project evaluations.

## Qualifications

* Bachelor’s degree in Construction Management, Civil Engineering, or a related field.

* Minimum of 5 years of experience in construction project management, preferably in residential and commercial property flipping.

* Proven track record of successfully managing multiple construction projects.

* Strong knowledge of construction processes, building codes, and regulations.

* Excellent leadership, communication, and organizational skills.

* Ability to manage budgets, schedules, and resources effectively.

* Proficiency in project management software and tools i.e. Procore, PlanGrid, CoConstruct

* Strong problem-solving and decision-making abilities.

* Valid driver’s license and reliable transportation.

* Optional: Relevant certifications such as PMP, CCM, or LEED accreditation.
