Job Overview:
At ACT Investments, we’re seeking a skilled and experienced property manager to join our team. In this role, you’ll coordinate maintenance and repairs, oversee day to day operations, prepare budget and expense reports, oversee marketing and advertising efforts, handle eviction, and ensure all property operations adhere to local and federal laws. We’re looking for a team player with strong attention to detail who is comfortable committing to running our properties smoothly.

Duties:
- Manage tenant move-ins and move-outs, including lease agreements and inspections
- Oversee property maintenance, repairs, and renovations
- Handle rent collection, financial reporting, and budget management
- Develop and implement marketing strategies to attract new tenants
- Address tenant concerns and resolve any issues in a timely manner
- Respond to emails/messages in a timely manner
- Ensure compliance with all legal requirements and regulations related to residential properties

Skills:
- Experience in upselling additional services or amenities to tenants
- Proficiency in rental management *3-5 years or more of experience
- Strong administrative skills with the ability to handle paperwork and documentation
- Excellent customer relationship management skills
- Knowledge of contract negotiation and office operations
- Familiarity with legal administrative tasks related to property management
- Knowledgeable about tenant laws and eviction process
