Job Title: Property Manager

Hours/Lunch: Part-time, flexible hours, fully onsite, 15-20 hours per week

Pay: $16.50-$18.50 per hour

Location: Newark, OH

Our Client is seeking a part-time on-site property manager to oversee a high quality 50-lot mobile home park in Newark, Ohio.

Must Have:

• Experience: 2 years of property management experience, preferably in mobile home communities or low-income housing
• Education: High school diploma or GED
• Software: Experience with Rent Manager is a plus

Responsibilities:

Rent Collection:

• Ensure timely collection of rent from tenants
• Handle any related queries and concerns
• Record transactions accurately in the management system
• Deliver warning and eviction notices as required

New Tenant Applications:

• Manage the entire tenant application process
• Screen potential tenants for qualifications
• Coordinate unit make ready with maintenance staff
• Assist tenants during the move-in process

Rule Enforcement:

• Enforce community rules to maintain quality of life for residents
• Conduct regular inspections to identify and resolve rule violations
• Address resident concerns promptly and professionally

Oversee Park Development Projects:

• Ensure on-site contractors perform projects according to schedule and quality standards
• Monitor and update management on project progress and completion
• Coordinate with vendors and suppliers as needed

Maintenance and Property Upkeep:

• Oversee and perform routine maintenance tasks throughout the park
• Manage park clean-up efforts, lawn mowing, and minor repairs in rental homes
• Keep accurate records of maintenance activities and expenses

Skills and Qualifications:

• Strong organizational and communication skills
• Ability to work independently and solve problems effectively
• Knowledge of fair housing regulations and lease agreements
• Experience with budget management and financial reporting is beneficial
