Immediate opening for an experienced Project Manager to manage, supervise and oversee all site work in order to achieve project and company goals. The Project Manager will oversee the planning, procurement and execution of a project, in any domain of engineering. We are a high-end residential and commercial builder located in Millbrook NY, with several prestigious projects in southern Dutchess County NY, lower Westchester County NY, and western CT. We are seeking an accomplished and motivated residential construction Project Manager to join our team. Our company’s focus is on new construction and renovation projects. This is an exceptional opportunity for an effective professional to plan, manage and execute significant projects within the high-end market.

The Project Manager will supervise all on-site construction, including scheduling subcontractors, resolving day-to-day problems on the job site, and inspecting all work during construction to ensure high-quality standards and compliance with plans and specifications.

As a qualified candidate, you will possess strong management skills, estimating and a strong background in residential construction with direct project management experience, as well as a thorough knowledge of building code requirements and the ability to work well with municipal agencies, subcontractors, and clients. You will work closely with architects, designers, and clients to manage and oversee our projects from launch until completion.

Duties & Responsibilities

As the Project Manager, you will be responsible for:

  • Budget/Estimate development and management
  • Developing and monitoring project schedules
  • Developing and defining the scope of work for Subcontractors
  • Subcontractor bid solicitation, review, and negotiation
  • Subcontractor supervision and management
  • Permitting and regulatory requirements
  • Coordinating all purchasing
  • The ability to identify, prepare and negotiate change orders as necessary
  • Managing the layout, organization, cleanliness, and safety of project sites
  • Maintaining site records and file daily field reports
  • Ensure that work is completed on time and to company standards
  • OSHA 10 Certification(s);
  • Initiate Change orders to Architects and Owners for approval;
  • Proficiency in verbal and written communications, ability to use Microsoft Word & Excel
  • Position Requirements:
  • 5-10 years of high-end residential construction experience
  • A minimum of 3-5 years of direct residential construction project management experience
  • A thorough knowledge of the building trades, including millwork and renovation
  • The ability to concurrently manage multiple projects
  • Proven leadership and management skills to support meeting our exacting standards of quality and satisfaction while completing projects on time and on a budget.
  • The ability to develop and maintain effective relationships with colleagues, designers, subcontractors, and clients
  • Very strong organizational skills
  • Comfortable with documentation and reporting systems.
