ABOUT THE ROLE
The Director of Development is responsible for both the execution of development projects and leadership of project teams for the Florida market. Additionally, this position will lead development managers for the market providing coaching and leadership. This role will work closely with the development Sr. VP and / or other development executives as appropriate to support Ambrose's efforts toward flawless execution of speculative and build-to-suit industrial and logistics projects.
WHAT YOU WILL DO
Land:
  • Partner with the Florida market officer to provide technical support for identification, due diligence, underwriting and acquisition of strategic land positions.
  • Provide guidance for development managers in their oversight of consultants for survey, geotechnical review, environmental, legal, zoning, permitting, etc.
  • Review survey / title information, easements, environmental data, zoning, governing agency requirements, utilities, etc.
  • Provide oversight for the completion of site acquisition checklists, risk assessments, etc. and report to Company executive team in support of acquisition efforts.
  • Provide guidance on the creation and documentation of easements and CC&Rs.
  • Manage interaction with municipal staff during entitlement process for zoning, plan commission approvals, and entitlements.
  • Provide oversite of utility locations, capacities, etc in support of offsite budget development efforts for underwriting.
Development:
  • Direct third-party preconstruction and design personnel in conjunction with development managers.
  • Review the overall project budget and provide guidance on cost and schedule assumptions for accurate underwriting.
  • Provide technical support to the Ambrose team during RFP response and lease negotiation process, including oversite of site plan design work and building layouts, providing project data, and RFP document drafting.
  • Lead client calls and report on the status of design and preconstruction schedule, budgets and scope against approved plan and proforma.
  • Coordinate with Ambrose capital markets team including due diligence information organization for equity and debt procurement pending project capital structure.
Construction:
  • Lead formation of the GMP construction contract including procurement process and negotiation with GC's.
  • Working with the appropriate development manager, oversee the construction process to ensure accountability for schedule and budget performance. Compile reporting to Company leadership on a regular basis.
  • Review project close-out and turnover documentation generation and ensure compliance with lender, tenant, and prospective purchaser requirements.
  • Coordinate all appropriate post-construction mobilization matters including utility services, platting, easements, etc.
  • In coordination with the asset manager, establish new utility connections and accounts, including communications and fire alarm monitoring for new building projects in conjunction with tenant requirements.
Asset Management:
  • Provide oversight for permits and close-out documents.
  • Assist in the acquisition and disposition process primarily in due diligence matters.

Requirements
WHAT YOU BRING
Education: BS degree in engineering, architecture, construction management, finance, and / or real estate. Additional education including JD, MS engineering, or MBA beneficial.
Experience: 7 years in the commercial real estate development field. Industrial or ecommerce experience is required. Must reside in Florida and have a strong familiarity with the Florida industrial real estate market. Experience managing and developing a team is highly desired. Must have excellent organizational, writing and communication skills, as well as effective interpersonal skills to lead external teams including vendors and contractors.
Reports To: Sr. Vice President, Development
Working Hours: Normal working hours with an understanding that occasional work will be require work outside of business hours. Travel within Florida, to Indianapolis, and other key markets is required. Must be available to travel 30% of the time.
