Job Overview:
The Project Manager at Algiere Construction Services, Inc holds a fundamental role, overseeing projects from inception to closeout, including the warranty period. This position requires effective communication with internal and external stakeholders, ensuring seamless collaboration with clients, subcontractors, vendors, suppliers, and regulatory agencies. As a Project Manager, you will be responsible for obtaining necessary permits and approvals, leading project kickoff meetings, and maintaining realistic schedules. Your role involves managing project financials, forecasting, and overall profitability while fostering exceptional client relationships.
Key Responsibilities:
Assume full responsibility for projects, guiding them from initiation to closeout, including the warranty period.
Maintain effective communication with internal and external stakeholders, fostering collaboration and ensuring project success.
Obtain necessary permits and approvals required for construction/renovation projects.
Lead project kickoff meetings with Superintendents and subcontractors, ensuring alignment and clarity on project goals.
Develop and maintain site logistics plans for efficient material management and operations around operational hotels.
Prepare and maintain realistic schedules alongside Superintendents, ensuring adherence to timelines.
Manage project financials, forecasting, and overall profitability, protecting the company's interests and maintaining strong client relationships.
Ensure that all construction activities adhere to local building codes and regulations, promptly addressing any issues with stakeholders or design professionals.
Scope, negotiate, and write subcontract agreements with the assistance of Project Admin.
Manage owner progress invoicing, subcontractor/vendor payments, and risk mitigation requirements (COIs, lien waivers, etc.).
Implement effective Change Management, including document preparation and validation of scope, costs, and approvals.
Allocate and manage resources, including labor, equipment, and materials of vendors and suppliers.
Work with Accounting to review and determine payment invoices, ensuring timely and complete payments.
Manage day-to-day project requirements such as timely procurement, submittals, RFIs, and PCO production and tracking.
Identify potential risks and develop strategies to mitigate them, ensuring smooth project progression.
Oversee and enforce quality standards and safety protocols during site visits, ensuring compliance with project specifications.
Conduct regular inspections to ensure work is carried out according to specifications.
Monitor and address issues that may affect project progress and overall schedule, providing effective solutions.
Provide regular progress updates, including weekly and monthly reports to stakeholders, maintaining transparency and accountability.
Maintain project documentation in an organized format, including progress photos, reports, meeting minutes, RFI log, CCO log, Invoice log, etc.
