The Community Director Role is an exciting opportunity for ahighly rewarding career in a fast-paced environment. The Community Director isresponsible for property operations, sales and marketing of Ambriant at Avondale,an Independent Living Community for active adults. They will coordinate the financialstability of the community, staffing practices, and day to day operations to fallwithin the operational guidelines of governmental agencies and the parentcompany.

Job Responsibilities:

  • Responsible for all day-to-day operations andmanaging all team members.
  • Maintains high degree of resident satisfactionand retention through consistent delivery of high-quality services and promptresponsiveness to any resident concerns.
  • Maintains relationships with prospective residents,community organizations, government agencies, and the public.
  • Administers annual resident satisfaction survey.
  • Actively participates in the budgeting process.
  • Controls expenditures by staying within theconstraints of the approved budget.
  • Meets and exceeds budget occupancy and revenue goalsfor the property.
  • Hires, trains, disciplines, and terminatesassociates in accordance with company policies.
  • Responsible for hiring, promoting, executing disciplinaryactions, and terminating employees as well as ensuring consistency in theselection and retention of quality personnel.
  • Ensures buildings, grounds and property are upto company standards through the oversight of preventative maintenance systemsand programs, and frequent inspections that meet company standards ofexcellence.
  • Maintains current departmental policies, procedures,and licenses in accordance with company, Federal, State, and localrequirements.
  • Acts as a member of Resident Counsel.
  • Becomes active in social and civic affairs ofthe local community.
  • Represents the facility and the company togovernmental agencies, professional organizations, community groups and otherappropriate public agencies/groups.
  • Utilizes sales and marketing activities andstrategies to maximize occupancy.
  • Oversees the resident lease process to assurerequired documentation is completed in a timely manner and in accordance withestablished policies and procedures.
  • Approves and tracks invoices from vendors,contractors, and service providers for payment by reconciling work performed orproducts purchased, ensuring validity and coding charges to appropriatedepartment.
  • Manages lead database to properly cultivateleads by analyzing target markets, sales objectives, and marketing strategies.
  • Cultivates leads through phone calls, e-mails,in person appointments, virtual appointments, events and more to generateinterest and provide information to prospects for Assisted Living and MemoryCare.
  • Responsible for closing Sales in line with budgetand occupancy goals.
  • Follows up with new residents to ensuresatisfaction with new accommodations.
  • Maintains and documents follow-up with prospectsand applicants through CRM database.
  • Assists with the development of the departmentaladvertising plan, special events and promotional activities.
  • Works with the VP of Sales & Marketing andother representatives to develop and implement marketing research.
  • Prepares occupancy reports.
  • Maintains confidentiality of resident andcompany records.
  • Attends Marketing and networking eventsexternally.
  • Plans and coordinates special events and activities to increase prospect visitation to the Community.
  • Develops and maintains positive workingrelationship with residents, family members, staff, management, and externalcontacts.
  • Assists in developing and executing Sales and Marketing plans and programs, both short and long range, to ensure maximum census.
  • Create, promote, and maintain good public relations.
  • Identify and establish an effective network of community and professional sources, to include but not limited hospitals, rehabilitation centers, etc., to provide resident referrals and develop relationships that provide on-going lead opportunities for the Community.
  • Maintain a thorough knowledge of the community’s activities and services to effectively and accurately represent and promote the Community to referral sources and prospects.
  • Maintain current knowledge of the local market trends and competitors to assist in developing and executing effective sales and marketing strategies.

Requirements:

  • Building management experience preferred.
  • Bachelor's degree in advertising, marketing,communication, or equivalent experience preferred.
  • Three years’ experience in Sales/Marketing,preferably in the Senior Living Industry.
  • Self-initiator with excellent interpersonal andcommunication (verbal and written) skills.
  • Ability to exercise considerable judgment anddiscretion in establishing and maintaining positive internal and externalworking relationships.
  • Ability to work in a fast-paced environment thatis goal driven.
