Title: Sr. Associate, Accounting & Finance

Location/Dept Irvine, CA

Reports To: Manager, Accounting & Finance

This is a hybrid position, 3 days in-office work is required.

Salary: $70,000.00 - $85,000.00 per year

Job Summary:

Under limited supervision, responsible for accounting and/or clerical duties of a complex nature in support of accounting functions. Assist in preparing/reviewing of monthly/quarterly financial statements in accordance to GAAP with all supporting documentation. Responding to any inquiries received from corporate, asset/property management, and administrative departments.

Essential Job Duties:

1. Review and approval process based on approval matrix for accounts payable invoices concerning

Operating Expenses, Lease Commissions, CAPEX, Tenant Improvement, Legal, Expense Reports,

Property Tax and Insurance through the AP system, Nexus Payables

2. Review of A/R PTAR (Property Tenant Action Request) form for charge adjustments, write off’s, and credits.

3. Propose journal entries to record in accordance with GAAP with supporting backup for:

• Corrections/Adjustments noted during reconciliation and analysis
• Post Closing Entries
• Lease Inducements
• Insurance Analysis

4. Assist Manager with Acquisition /Disposition related projects.5. Preparation of ASC Topic 840, Leases,

(straight line) schedules for newly acquired properties.6. Review and provide comments on monthly/quarterly financial property packages.(Reviewing will include financial statements as well as but not limited to the following: )

• Balance Sheet Schedules
• Rent Roll analysis
• Flux analysis

7. Review fixed asset report generated by the FAS System and ensure proper classification and recording.8. Review cash flow and monitor cash requirements for all out-going cash including loans & reserve, monthly distributions and reserve payments.9. Prepare financial covenant packages for financial institutions and prepare DSCR calculations.10. Cross Training and working within all property segments within the Accounting and Finance department.11. Interface with various departments to resolve reconciling items and general accounting issues.Other Job

Functions:

1. Assist accounting personnel on various projects as needed.

2. Perform general administrative functions when needed, including answering phones, typing correspondence, copying, etc.

3. Research and gathering information for various departments.

Skills, Education And Experience:

Bachelor’s degree in accounting or equivalent experience.

Minimum of 3-5 years of previous accounting experience (prefer experience in the real estate industry).

Must be familiar with PC applications such as MS-Excel and MS-Word.

Experience with MRI accounting systems a plus.

Great sense of urgency and ability to be multi-tasked in a fast-paced environment are a must.

Must have excellent analytical and interpersonal skills, exceptional work ethic and all around team player.

Must be detail and deadline oriented

May perform other duties as assigned.
