Description: What you'll be doing

Another Source's client, Habitat for Humanity, is recruiting a Chief Real Estate Development Officer to join their team in Seattle, WA (Renton). This is a fantastic opportunity to lead impactful initiatives that transform communities and improve lives. As the Chief Impact Officer, you'll drive strategic efforts to provide affordable housing solutions and collaborate with diverse stakeholders, making a real difference in the lives of families in need.

Internally titled Chief Impact Officer (CIO).

Founded in 1986 as an independent affiliate of Habitat for Humanity International, Habitat for Humanity Seattle - King County has served more than 2,000 families in King County through affordable home construction and preservation, beginning with our very first home in Carnation.

Since then, Habitat SKC has brought together thousands of community members each year to become part of the solution to our affordable housing need. Habitat SKC is dedicated to eliminating substandard housing locally and worldwide through constructing, renovating and preserving homes, advocating for fair and just housing policies, and providing training and access to resources to help individuals and families improve their shelter conditions.

Salary range for is $137,987 (for someone who is currently director-level in the functional area and new to C-suite role) to $189,738 (4-7 years of C-suite level experience in the functional areas).

Summary:

The Chief Impact Officer (CIO) is responsible for the management and execution of affordable housing solutions to include Land Development, New Construction, Repair Services, Homeowner Selection and Sales, and Public and Private Project Financing. The CIO is responsible for maintaining a complex and multifaceted real estate development pipeline across all facets of the process to meet the service goals of the organization. The CIO oversees urban and rural multifamily condominium and townhome developments ranging in size and sophistication from inception to turnkey and warranty. The CIO collaborates with other members of the senior leadership team to ensure that homebuyers and homeowners have an exceptional experience with Habitat. They ensure that operational functions integrate seamlessly with evaluation, reporting, risk management, and decision-making systems.

The CIO leads the way as a culture keeper, brand ambassador, innovator, and lifelong learner. They think systemically and coordinate across a broad, technically diverse construction portfolio, reflecting alignment with our mission and values. The CIO leads the function in delivering excellence.

The CIO is responsible for implementing policies, procedures, and programs. The CIO regularly evaluates program outcomes, impacts and unintended consequences to ensure the program components are accurately implemented, effectively communicated, and correctly measured.

Essential Functions:

People

    Owns the end-to-end experience of Habitat's real estate portfolio, including homebuyers, homeowners, funders, vendors, consultants, partners, contractors, and subcontractors.
  • Builds a people-first culture of strategy and execution, centering the families we serve.
  • Works closely with the COO and senior leadership team to establish annual and quarterly goals, objectives, and performance indicators.
  • Ensures all team members are safe and optimally engaged in learning, growing, and thriving, achieving their fullest potential.
  • Collaborates with operational teams to advocate for policies, practices and partnerships that advance the effectiveness of HFHSKKC and a robust housing continuum in King & Kittitas Counties.
  • Works with staff to capture homeowner bios, stories, quotes, and documentation of the positive impact of Habitat homeownership; organizes and participates in special events such as Home Dedications or donor centric events, ensuring homeowner participation and recognition.
  • Serves as an informed and passionate community advocate for HFH's strategic direction, building alliances, awareness, and support; develop and ensure department staff are engaged in community and advocacy activities.
  • Actively engages in and supports the work of the Board of Director; acts as staff liaison to the Real Estate Committee, a Board of Directors subcommittee responsible for vetting new real estate development projects.

Systems and Processes

  • Ensures department leaders execute on operating plans, budgets, metrics, and staff performance management practices; integrates with other affiliate departments; defines expected outcomes and standards; and recognizes results that deliver on the strategic plan.
  • Ensures all program activities comply with all internal policies and practices and with all external codes, regulations and compliance standards from agencies, funders and HFHI. Provides leadership, supervision, training, and guidance to staff, the selection team, committee members and volunteers in the processing and review of applicants, ensuring compliance requirements are met and meeting all relevant deadlines for grant funds and home sales.
  • Ensures all transactions, disclosures and notifications meet legal requirements and internal policies; ensures mortgage revenue meets budget and cash flow goals; ensures homebuyers have clear understanding of what they are buying and the resale restrictions on their property. Oversees directors and staff in the recruitment and selection of Habitat home buyers; the implementation of the homebuyer pre-purchase activities, sweat equity program and the ongoing post-purchase support of Habitat homeowners.
  • Works with staff to provide training to homebuyers on the resale restrictions on their home; communicates the details of the restrictions; works with General Counsel to update agreements and documents on a regular and as needed basis; works directly with Habitat homeowners to process the sale of their Habitat home.
  • Implement legal, safety, information technology, and risk-management strategies to ensure the security of Habitat and assets.
  • Ensures homeowners receive post-purchase support and assistance for an optimal experience.

Funding

  • Responsible for securing project short term and permanent financing and all associated monitoring of draw requests, compliance, reporting, and close out.
  • Leverages partnerships, donors, shoppers, and networks to grow existing - and create new - funding sources and increase our impact.
  • Ensures Habitat homes are permanently affordable and remain in the affordable housing portfolio.
  • Monitors and approves all mortgage terms, housing costs and lender requirements. The CIO ensures correct homeowner, property and sales information is accurately compiled, shared, and preserved for use in program evaluation.
  • Ensures homes are sold within the required timeline while meeting all lending and jurisdictional regulations, HFHI and affiliate policies and funding compliance requirements. Growth Collaborates with other departments to optimize workflows, end-to-end lifecycles, and efficiencies, ensuring a seamless process and that all parties are well-informed.
  • Collaborates with resource development, finance, people and culture, and program staff to identify needs, accomplishments, and opportunities in support of organizational growth, sustainability, and compliance.
  • Stays proactively informed on developments in the affordable housing sector.

What we'd like to see from you:

  • BA in Business Finance, Construction Management, Real Estate Development, or equivalent BA/BS degree; or comparable work experience or more years of experience in Real Estate Development, construction financing, building and construction management, contracting, and residential sales.
  • 3 or more years of experience in affordable housing; community land trusts, or market real estate working directly with low-income homebuyers.
  • Must be familiar with real estate development acquisition, entitlements and permitting, construction, contracting, marketing and sales, affordable housing, housing finance, financial literacy, and key loan qualification benchmarks such as debt-to-income ratio, credit scoring and housing expense ratio.
  • Must have a minimum of three years managing employees.
  • This is an essential function: ability to model and teach a positive customer service mindset and approach.
  • Deep understanding of current principles and practices in real estate development, construction, development financing, and marketing and sales of homes; preferable in the affordable housing sector of the market.
  • Excellent oral and written communication skills; including group presentations and creation of marketing materials for real estate and home sales.
  • Advanced project development and project management skills, including creation of project plans and budgets, metrics, and reports; financial acumen and understanding of home ownership and construction financing and affordability ratios and calculations.
  • Experienced and tested in contract review, vetting, and term negotiation. Understanding of and experience in consultant, subcontract, and material procurement for building development. Diplomacy, persuasiveness, and the conflict management and resolution skills needed for difficult interactions; must have the ability to maintain confidentiality of our applicants, homebuyers, and homeowners.
  • Capable of applying and coaching basic program planning, assessment, and reporting; Solid understanding of and ability to apply principles of effective adult learning.
  • Proficiency in Microsoft Office; experience in loan origination software and Salesforce database. Work week is Monday to Friday or other 5-day arrangement as fits needs of organization, with occasional meetings and events on Saturdays and evening
