GREAT, VERY REPUTABLE and STABLE SHELL/STRUCTURE CONTRACTOR that is growing is in need of Project Managers. They are headquartered in Ft Lauderdale and has projects that range from Miami to Ft Lauderdale Area. We are looking APM, PM and SPM's that are expiririenced with new construction mid 8 stories to high rise multifamily rental or condo projects in South Florida.
Software – Excel, Bluebeam, Procore, Microsoft Project
Pay ranges:
APM - $80-90k up to 20% bonus. 4% 401k match
PM - $100-120k up to 20% bonus. 4% 401k match
SPM - $120k

SUMMARY:
Construction Project Managers (“PM”) are accountable for multiple projects,
from start to closeout; and has primary responsibility and accountability for
financial, schedule, quality, and safety objectives for the projects under their
supervision. Primary responsibilities include contract administration,
scheduling, planning, cost control, and coordination with jobsite supervision to
ensure that projects are constructed safely in accordance with design, budget,
and schedule. Coordinates with Superintendents regarding schedule, labor,
equipment, subcontractors, material suppliers, and constructions means &
methods to achieve efficiency and cost effectiveness. The Project Manager is
also responsible for building effective relationships and problem solving with
the project team members, general contractors, subcontractors, and vendors.
This position is field based. Successful candidates must display exceptional
written and oral communication skill. Additionally, qualified candidates will
need a high level of analytical ability for project efficiency.
The incumbent must have the ability to work different shifts and long hours (8-
12 hours), when necessary. Weekend work and extra hours occur according to
production.
DUTIES AND RESPONSIBILITIES:
· Ensure that the project is performed safely while meeting the budget,
schedule, quality standards, and design specifications.
· Perform all roles & responsibilities of a Project Engineer, as the Project
Manager, or through assigned surrogates.
· Coordinates the hiring, firing, and movement of manpower to/from project
to ensure that the minimal amount of labor is being utilized to maximize
production onsite. Work with the Executive Director, Director, and Project
Management staff to minimize layoffs and minimize hiring, by
maximizing company employees already onboard.
· Participate in the development of the Project Schedule; creating different
phases, establishing deadlines for project completion and ensure project
remains on time and on budget.
· Reviews, finalizes, and distributes Daily Logs on all projects assigned. Uses
this to train and mentor Daily Log Contributors based on necessary edits
made.
· Generates monthly financial states on all projects assigned. Responsible for
generating and maintaining all supporting documents including Recap Logs,
Forecasts, and accounting for committed and future costs.
· Meets with the Superintendent and Project Engineer, on assigned projects, to
maintain the Labor Forecasting tool and ensures a current labor forecast and
accurate cost to complete.
· Review GC Contracts and Contractual Scope of Work prior to final signature
and provide comments in order to ensure all contracts and agreements
between company and GC are acceptable and realistic.
· Manage pre-job planning with the project team and KD Leadership.
· Works with the Superintendent, Director, and Executive Director to select
major vendors and subcontractors including determining the ideal method
of construction, sequencing, manpower levels, material quantities,
equipment, hoisting, pumping, logistics and staging, site access etc. as
required by the project.
· Negotiate terms of subcontracts for projects, as well as draft contracts with
vendors and subcontractors with appropriate oversight.
· Ensures that foremen and superintendents understand all subcontracts and
purchase orders.
· Is responsible for all written submittals, project reviews, and problem
resolution with the general contractor, subcontractors, & suppliers.
· Work with Superintendent to coordinate, order, and ensure the timely
delivery, of materials such as rebar, shoring, forming, post-tensioning, and
general supplies. Develop purchase orders for tracking of all committed
costs.
Develop, maintain, update, and execute a 3-Week Look Ahead Schedule
inclusive of slab pours, inspections, and major material deliveries (Rebar,
PT, Formwork, etc.) in coordination with the Superintendent. Ensure that
the 3-Week Look Ahead is shared with the client and company
subcontractors/vendors. Document deviations from the original planned
schedule.
· Confer with supervisors to monitor and document construction progress.
Creates and maintains project schedule; plans, and monitors and reviews
critical path dates and milestone schedules.
· Create project budget, subcontractor schedule of values and monitor/control
costs of project throughout its duration.
· Supervises & trains Project Engineers, Interns and Administrators
regularly. Review their quality and progress of work while providing them
with tools and sharing construction knowledge and experience with them to
guarantee growth.
· Analyze, manage and mitigate risks within the day-to-day operations of
construction, and well as relations with the client, employees and
subcontractors.
· Ensures punch lists are generated, executed, and documented by project
team.
· Manages Change Orders and Request for Pricings. Coordinates and works
with assigned Estimator(s) on major drawing revisions to ensure timely
Change Order pricing is delivered to the GC. Produces estimates for minor
to intermediate change orders. Assist with the providence of overlays,
narratives, etc. as required. Procure and provide any subcontractor pricing.
Create any field generated Change Orders and Time & Material ticket
Change Orders.
· Foresee and forecast potential problems within the project, between GC,
Subcontractor and vendors and take the necessary steps to rectify or notify
appropriate parties of these issues to protect company.
· Proactively identifies, logs, and documents cost and schedule related issues.
Ensures that the Superintendent and company Leadership are kept apprised of
such impacts.
· Help collect payment and prepare billings with GC.
· Ensures that all vendors invoices are verified and approved in a timely
fashion.
· Provides job progress reporting updates.
· Plan ahead to prevent problems and resolve any emerging ones.
· Coordinate with Superintendent and Field Engineer to generate and provide
As-Builts for GC as required. Final submission by Project Manager.
· Performs job close-out and furnishes final cost and labor productions to
estimating department.
· Coordinate project activities with activities of government regulatory or
other governmental agencies.
· Confirm all formwork delivery counts received and returned with the aid of
Superintendent assigned field supervision and labor. Photograph and log
all formwork equipment upon arrival or at time of return using Procore.
· Responsible and accountable for the safety of all co-workers and any other
incumbent encounters.
· Authorized and obligated to stop work on any task or series of tasks
whenever an unsafe condition or situation is anticipated or observed.
· Reports violations of applicable laws, regulations or Company policies and
procedures promptly, and is subject to appropriate disciplinary action (including
dismissal) for failure to do so.
· Performs other related administrative and technical duties that may be
assigned or requested by immediate supervision (such as certification
training, safety training, procedure review, etc.).
EDUCATION & EXPERIENCE:
· 1-2 years as a Project Engineer for Shell Contractor
· Bachelor’s Degree in Engineering or Construction Management, or
equivalent experienced as determined by company Leadership, is required.

experience as a Project Engineer
· Knowledge of building products, construction details and standards.

· Excellent computer skills including Microsoft Office; MS Project and
Procore or Prolog, CMIC preferred.
PHYSICAL / MENTAL REQUIREMENTS:
The incumbent must be able to perform the essential functions of the job with or without reasonable workplace accommodation.
The individual must also be able to wear and properly utilize appropriate personal protective equipment, if required to work or visit the jobsite. This may include hard hat, safety glasses, respirators, ear plugs, steel-toed shoes, personal flotation devices, or other equipment as required by the work performed and location the work is being done.
The incumbent must possess the ability to remain calm during emergencies and respond appropriately as dictated by the circumstances of the incident and as directed by the Safety Representative or other management personnel. Must be capable of evacuating the work area in a timely manner, should an emergency situation arise.
In addition, the employee must occasionally lift and/or move up to 20 pounds.
