This position will be responsible for providing oversight and management to the overall performance and profitability of a portfolio of properties within the organization. The Regional Property Manager role involves developing and implementing effective property management strategies, ensuring high resident satisfaction, and optimizing financial returns for the organization. The Regional Property Manager plays a crucial role in coordinating and leading property management teams, collaborating with upper management, and maintaining a strong understanding of the real estate market trends in the region.
- Ensures communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate measures to achieve high returns.
- Collaborates with Property Managers to ensure that the communities meet the established operational, financial, and business performance goals.
- Oversee and manage budgets, ensuring that financial targets are met or exceeded.
- Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
- Foster positive relationships with the Property Managers and foster team environments.
- Implement resident retention programs to minimize turnover and vacancy rates.
- Collaborate with leasing teams to develop and implement effective marketing strategies.
- Ensure optimal occupancy rates through targeted leasing efforts.
- Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
- Implement preventative maintenance plans to extend the life of assets.
- Stay current with local, state, and federal regulations affecting property management.
- Ensure properties comply with all relevant codes, laws, and regulations.
- Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends.
- Qualified candidates must live within the Pittsburgh Metropolitan Area.
Qualifications:
- Proven experience in a leadership role with managing diverse properties.
- Proficiency in using property management software
- Strong financial acumen and analytical skills.
- Excellent communication and team management skills.
- In-depth knowledge of real estate laws, regulations, and market trends.
- 5 years minimum of relevant experience
