Ardent Home & Condo Rentals is looking for Maintenance Technicians to join our expanding family. The best fit for this position will route and complete work orders efficiently, quickly and accurately, while also making customer service with the tenants a priority. Ardent is a well-established premier Multi-Family Property Management company - local to Columbus, OH market. Ardent takes pride in our communities and prioritizes having a remarkable community appearance, our units are show worthy as well as making sure our employees are top-notch! Major Job Responsibilities: - General maintenance tickets. This includes plumbing, electrical, appliance repairs, HVAC, door knob/lock replacement, etc. - Ability to diagnose problems and determine whether to replace or repair parts accurately and efficiently. - You are in charge of your own property sites' inventories and ordering to keep your van and maintenance shops stocked. - Paperless work environment! We use smart phones to track our hours, parts used and notes on work orders submitted. - We turn units in preparation of new residents in a timely manner and within established quality parameters for maintenance. Our maintenance team does not do painting, carpet, tile or cleaning. - Maintaining and documenting all fire extinguisher and exit lighting inspections. - Responsible for maintaining positive relationships with tenants and vendors. - Other job duties as deemed necessary by division management. - Weekly rotating on-call evening and weekend schedule. The below list of emergencies requiring on-call responses:
No heat
No hot water
Plumbing leaks or pipes
Stopped up toilet or sink when there is only one in the apartment
Gas leak or odor
Securing of fire damage or break-ins
Electrical Problem
Any other emergency deemed so by management
Hourly Wage: Depending on experience. Requirements
Attention to detail
Physical requirements of stooping, standing, climbing and frequent lifting of a minimum of 50 lbs.
Ability to work independently but be a team player
Maintaining a record of acceptable attendance and punctuality
Ability to operate a smart phone
Good verbal and written communication skills
Providing your own hand tools
Availability for rotating on-call emergency schedule
