MAINTENANCE WORKER 4 DAY WORK WEEK
Full-Time, Non-Exempt
The Area Office on Aging is dedicated to helping older adults and people with disabilities remain happy, healthy, and at home in the 10 counties we serve. In addition, the AOoA is in the planning stages of moving to a 4-day workweek. We intend to implement the 4-day workweek beginning April 1st fully.
Job Summary
The position plays a vital role in keeping our building and equipment in top condition and is responsible for building maintenance and basic repairs to equipment. Expected to maintain and upkeep of the building and grounds such as minor plumbing, carpentry, ceiling, and wall repair, painting, snow removal of walkways, and maintenance of green places.
Essential Job Functions
  • Building Upkeep: Regularly inspect and maintain the building’s interior and exterior. Address any issues promptly to ensure a safe and functional environment.
  • HVAC Maintenance: Monitor and service air conditioners and heating systems to ensure optimal performance.
  • Minor Repairs: Manage minor plumbing repairs and carpentry work as needed.
  • Waste Management: Collect and dispose of waste from offices and communal areas.
  • Window Services: Install and remove window air conditioner units, replace window blinds, and hang pictures as necessary.
  • Furniture Handling: Assist with moving furniture and equipment within offices.
  • Ceiling and Drywall Repair: Repair damaged ceilings and drywall. Prepare surfaces for painting and apply paint to offices, restrooms, breakrooms, and communal areas.
  • Ground maintenance: Keep the handicapped ramp drain clear of debris and leaves. Remove snow when necessary.
  • Light Bulb Replacement: Regularly check light bulbs throughout the facility and replace them as needed.
  • Exterior Upkeep: Manage routine maintenance of the exterior area, green spaces, and parking lot.
  • Paper Handling: Collect paper from offices for shredding by a third-party company. Deliver cases of copy paper to designated areas in the building.
  • Event Support: Load and transport items for special events or meetings. Pick up beverages and other supplies for these occasions.
  • Cleaning: Clean stairwells, offices, and other areas of the building, ensuring a tidy and welcoming environment.
  • Skills: Basic carpentry, plumbing, and electrical skills. Ability to handle physical tasks and operate maintenance equipment.
  • Attention to Detail: Meticulous in identifying and addressing maintenance needs.
  • Reliability: Dependable and punctual.
  • Safety Awareness: Committed to maintaining a safe and hazard-free environment.
QUALIFICATIONS:
High school diploma or equivalent with Five (5) years of experience in building maintenance, repair, or related fields preferred. Must be able to lift a minimum of fifty (50) pounds. Ability to stand for 4-5 hours on feet without a break, standing on a ladder, pushing, pulling, reaching, and stretching. Ability to work with minimal supervision and follow verbal and written directions. The ability to undergo an FBI/BCI check and a Motor Vehicle Record check (MVR) on at least an annual basis. Weekly Schedule:
Currently – Monday to Friday, 7.5 hours/day, 37.5 hours/week
4-day schedule – Either Monday to Thursday or Tuesday to Friday, 8.5 hours/day, 34 hours/week
