Position Summary

This position is responsible for ensuring efficient operation of the property under the direction of the Chief Operating Officer.

Essential Duties and Responsibilities

The essential functions include, but are not limited to the following:

● Responsible for the knowledge and administration of the following:

● Thorough knowledge of leasing techniques and sales methods as designed by Ascend Communities, LLC and its affiliated companies. Knowledge of property rental information.

● Thorough knowledge of management company policies, procedures, and property community policies.

● Responsible for efficient and timely reporting, maintenance, and submission of all administrative forms, files, and reports.

● Responsible for posting rent, reviewing receivables, capturing delinquency, filing eviction actions, and maintaining accurate resident ledgers in the Yardi software system.

● Responsible for ensuring efficient and courteous response to all resident requests.

● Assisting the Community Manager in designing and implementing resident retention programs – i.e., newsletter, resident referral program, or social activities.

● Responsible to report any unusual or extraordinary circumstances regarding the residents, property, and/or personnel.

● Responsible for ensuring that all personnel in all departments operate with OSHA standards and the company safety policies at all times.

● Responsible for seeking educational opportunities and self-improvement for personal growth and development.

● Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the management department.

● Responsible for any disciplinary or promotional recommendations with regard to all office personnel with the direction of the Chief Operating Officer.

● Responsible for maintaining a professional appearance and a manner for oneself and all personnel at all times.

● Responsible for the orientation, training, and scheduling of all on-site personnel.

Minimum Qualifications (Knowledge, Skills and Abilities)

● Required education: High school degree or equivalent

● Required experience: 1-2 years experience in a Community Manager or Assistant Community Manager role or a related property management function

● Excellent accounting principles; ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages

● Strong written and verbal communication skills

● Possess close attention to detail and the ability to multi-task

● Strong computer skills (Excel, and other MS office applications)

● Yardi Voyager experience a plus

● Effective at prioritizing multiple demands and meeting deadlines

● Proactive team player; reliable and responsive

● A natural problem solver; decisive and can work independently
