A growing Commercial Property Management team is currently seeking an Experienced Director of Property Management. The individual in this position is responsible for the strategic direction, leadership and management of the property management team serving NE Florida. This individual is a team-centered individual with attention to detail, professionalism, and a high level of initiative to ensure excellence in management of a growing portfolio of commercial real estate.
Preferred Qualifications:
Bachelors’ degree from a four-year college or university; or five years related experience and/or training; or equivalent combination of education and experience.
10 years of experience in Commercial Property Management environment leadership role.Desired Attributes:
Ability to comprehend, analyze and interpret complex business documents and contracts.
Ability to comprehend, analyze and interpret lease and other Commercial real estate documents. Ability to understand financial documents such as annual budgets and forecasts.
Ability to lead, manage and motivate others.
Ability to respond to sensitive issues, complex inquires or complaints from executives, clients, co-workers, supervisor and management teams.
Ability to make effective presentations to a client, prospective client, or internal staff.
Ability to multi-task and consistently meet deadlines. Ability to work independently and in a team environment.
RESPONSIBILITIES AND DUTIES
Provide leadership to a diverse team managing a growing Commercial Property Management portfolio of many locations across Northeast Florida. Responsible for the financial stewardship of a growing portfolio covering rent collection, operational efficiency, and capital budgeting. Provide strategic direction for the property management team.
Lead the property management team in a manner that results in high employee satisfaction and retention.
Oversee and approve the annual operating budgets, forecasts, monthly performance reports, variance analyses, occupancy, and other reports for the portfolio. Develop and manage the property-marketing plan including but not limited to tenant relations, community outreach, and advertising to maintain building occupancy.
Oversee vendor service contract procurement process across the portfolio to ensure that operational efficiency measures and standards of work are in place for consistency.
Lead annual property management staff performance reviews. Help guide and direct future career development. Direct and oversee property managers. Provide leadership development and support to the property management team.
Develop and oversee the planning, budgeting and implementation of capital expenditure needs for a growing portfolio. Conduct and maintain positive relationships with tenants and vendor representatives as necessary in the successful management of properties.
