SUMMARY
Reporting to the Assistant Property Manager, the Facilities Maintenance Technician is responsible for ensuring the Company's building maintenance and associated facilities are maintained at the highest level possible.
ESSENTIAL FUNCTIONS
Essential and other important responsibilities and duties may include, but are not limited to, the following:

1. Conduct routine building checks and observe the areas needing repairs, act accordingly or as directed.
2. Perform general repairs, including but not limited to painting, patching, building tables, shelves and other carpentry needs.
3. Repair doors, windows, walls and ceilings.
4. Maintaining outdoor facilities like landscaping and parking lots.
5. Perform small plumbing jobs, including but not limited to installing sinks, toilets, faucets, etc.
6. Assisting in the movement of office or property equipment or furniture.
7. Perform routine facility audits, ensure that the facilities are well maintained and report deficiencies to supervisor
8. Performing routine maintenance checks on systems like HVAC, electrical and plumbing.
9. Troubleshooting and repairing minor issues with electrical, plumbing, structural and equipment.

ADDITIONAL RESPONSIBILITIES

• Special projects and/or other related duties as assigned

KNOWLEDGE, SKILLS AND ABILITIES
Knowledge of:

• Technical and mechanical systems related to operation
• Must be able to fabricate according to lay out instructions
• Must be able to read building blueprints
• Must be familiar with basic plumbing principles and hand tools
• Must have basic knowledge of electrical motors and motor controls
• Must have general knowledge of painting, carpentry, cement mixing and building codes
• Must know general safety procedures and regulations policies

Ability to:

• Must be able to read and write English and do basic math calculations
• Maintain high quality control standards; effectively problem-solve, supervise and troubleshoot
• Communicate effectively with all levels of staff throughout the organization
• Strong interpersonal, verbal and written communication skills
• Work flexible hours; on-call availability, OT, and rotating weekends.

Experience and Training Guidelines Preferred:

• Must have a minimum of one (1) year building maintenance experience
• Strong organizational skills with the ability to multi-task and prioritize successfully

• Must be able to work overtime, weekends and times dictated by the Company as needed.
• Must be able to submit and pass a criminal background check and drug screening
• Must be able to possess an insurable driving record.

Working Conditions
Work is performed in a typical outdoor environment subject to street or field noise and environment including exposure to loud equipment and machinery. Some duties involve working in a typical temperature-controlled office environment subject to typical office noise and environment. Position may require work outside regular business hours, including weekends, holidays and on-call, and travel to other company locations.
