The RoleThe Regional Maintenance Manager is a critical contributor to our success in achieving our Corporate Purpose, living our Mission, and honoring our Core Values. This role heightens our ability to grow by recommending and executing upon constant innovative improvements to the management platform with a focus on improving overall maintenance operations.
The Regional Maintenance Manager is a subject matter expert and experienced leader who excels in a fast-paced, agile, affordable housing environment. This role demands superior problem solving, leadership and unwavering follow through.
The successful Manager will contribute to the immediate needs of the property by aiding in managing TURNs to minimize property vacancies. They will also aid properties with work order support to ensure maintenance tickets are being closed in accordance with company guidelines.
In exercising their responsibilities, they must promote an atmosphere necessary to support the greatest possible satisfaction and well-being of all individuals associated with the properties, including fellow team members and residents, and consistent with the goals and objectives of the Company and property owners.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.Qualifications
  • Ability to supervise employed staff.
  • Demonstrated outstanding verbal, written, multi-tasking and presentation skills.
  • Must have the ability to work independently with minimal supervision.
  • Demonstrated knowledge and skills in operating and maintaining year-round programs and maintaining facilities.
  • Willingness to offer quality internal and external customer service, to assist and to enhance company guidelines and initiatives.
  • Possess strong organizational skills and the ability to prioritize work to meet company goals and objectives.
  • Ability and willingness to travel to various locations within the US for purposes of associate training, property inspections and property acquisitions/disposition.
  • Familiarization with Microsoft systems and applications.
  • A minimum of (5) five years’ experience in the property management, hospitality, or construction management fields with demonstrated work experience in the areas of maintenance operations.
  • Demonstrated experience in personnel management, proven leadership, and interpersonal skills.
  • Proficient understanding of the construction industry, terminology, codes, documentation, and building performance issues.
  • Advanced working knowledge of the following software programs: Microsoft Office (Word, Excel, PowerPoint, Outlook) and Office365.
  • Aptitude for undertaking administrative tasks such as reporting, budgeting, and working with spreadsheets, etc.
  • Be detail-oriented, cost-conscious, and reliable to meet deadlines.
  • Adept at mathematical calculations, equations, and spreadsheet analysis.
  • Exhibit strong organizational skills, excellent training ability,
  • Exhibit superior business judgment and acumen, with an acute concern for customer satisfaction. A strong sense of fairness and integrity.
Position Requirements
  • Functions as the Maintenance Supervisor at various communities to which assigned.
  • Manage all building services and preventative maintenance programs consistent with industry best practice, Avanath’s Standard Operating Procedures, and in compliance with the State/Federal Govt./OSHA’s Codes/regulations.
  • Supervise the day-to-day operations including but not limited to heating, ventilating, air conditioning (HVAC); plumbing and piping; fire protection; building automation and maintenance systems; and general building maintenance and troubleshooting.
  • Prioritize and schedule maintenance work, assuring quality of work consistent with Avanath’s standards.
  • Manage the Maintenance Technicians to ensure all service requests are completed within Avanath standards and are appropriately and accurately documented.
  • Manage facilities budgets, using appropriate business software.
  • Review completed work to verify conformance to standards or repair requirements.
  • Ensure all emergencies, routine maintenance/repairs are carried out in a timely and professional manner.
  • Respond promptly and effectively to all safety/risk-management-related issues at the property.
  • Review completed work orders for accuracy of labor hours, materials’ cost, and track recurring equipment failures.
  • Conduct regular inspection tours of buildings, interior common areas and the exterior of the property, equipment and surrounding grounds for deficiencies, potential safety, health, or code problems and necessary repairs.
  • Prepare written reports on inspections, advising other building users as appropriate.
  • Provide recommendations for dealing with problems noticed in inspections.
  • Oversee and supervise “Turn” preparation of vacated units, ensuring timely completion.
  • Inspect vacant units after repairs and maintenance work has been completed to determine quality of work performed and readiness for occupancy.
  • Manage the maintenance spare parts and the tools inventory, determining which parts/tools to stock and their stock level and working directly with Community Manager to maintain inventory of parts, tools, and supplies within budget.
  • Maintain shop appearance and all mechanical, supply, electrical and storage facilities on site.
  • Ensure proper maintenance of equipment to ensure warranty compliance and extend its useful life.
  • Oversee all other contracted work in the building, obtaining bids and negotiating prices with vendors and contractors, as approved by the Community Manager or the Regional Manager.
  • Coordinate deliveries, schedules, and performance of all facility related vendors.
  • Ensure proper safety procedures are followed, personal protective equipment is used, and health & safety policies are enforced.
  • Manage process for keying and coring/coding of locks and maintain lock procedures, logbooks and protocols for key management and security.
  • Effectively implement standard operating procedures and preventive maintenance programs according to Avanath’s standards.
  • Take part in emergency preparedness planning and act as essential personnel in emergencies.
  • Escalate unique or urgent repairs/replacements to Community Manager and Director of Building Services.
  • Maintain records on all major systems including maintenance manuals, manufacturer’s cut sheets, warranties, and equipment specifications.
  • Work closely with the Community Manager and Director of Building Services to manage, formulate and track facilities and capital budget.
  • Hire, train and develop Maintenance team members, holding them accountable for delivering a high level of service.
  • Travel to various properties approximately 95% of the time.
