The Assistant Community Manager reports to the Community Manager and assists with day-to-day operations such as leasing, resident relations, renewals, curb appeal, marketing, maintenance, budgeting, collections, accounts receivable, accounts payable, and vendor relations. This position ensures a positive working environment, quality community living, professional communication, and a high standard of operations to meet Avanti Residential objectives. The Assistant Community Manager will assume all managerial duties in the event of the Community Manager’s absence.

What You’ll Do…

  • Assist the Community Manager with hiring, training, motivating, and supervising all onsite staff to achieve operational goals of the community. Perform employee trainings, ongoing formal and informal performance evaluations, and instructing and advising onsite staff of employee procedures and guidelines.
  • Support to the Community Manager by helping oversee general office and operational needs with the following: answer phones; file and order supplies; produce, modify, and/or distribute various forms; create market surveys, spreadsheets, manuals, information packages, and individual onsite reporting packages for JV partners or others as needed; and miscellaneous information or day-to-day operations.
  • Conduct lease renewals, perform rent collections, and manage community delinquencies with updated notes for files with variances. Knowledge of lease terms, specifications, and all community policies; efficient and timely processing of all required administrative forms, reports, and related information.
  • Provide residents and vendors with assistance in scheduling building maintenance, communicating building procedures, and providing general building information.
  • Process deposit accounting, accuracy of ledger, review GPR, and have full understanding of AME procedures within Avanti policy. 
  • Review and approve Conservice pre-bill with the Community Manager, provide pre-Moveout inspections, and generate necessary legal action if needed to by providing documents and following the processes in accordance with state and company guidelines.
  • Provide high level of customer service, answer resident questions, and resolve resident concerns.

  • Use of technology including computer software and iPad.

Requirements

What You’ll Need to Qualify…

  • High School Diploma is required.
  • 1 years of Assistant Community Manager Experience preferred.
  • 2 years of property management experience preferred.

  • Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation.
  • Pass criminal background screening prior to employment.
