Preconstruction Manager Duties and Responsibilities:

  • Meets with clients to determine scope and requirements before preparing an estimate
  • Communicates continually with clients throughout the bidding process
  • Reviews data to determine the material, equipment, labor, and other requirements needed to prepare an itemized estimate
  • Completes and submits to the Chief Estimator before the client’s bid due date
  • Meets weekly with Chief Estimator to update pending project estimates and provide useful feedback
  • Computes cost factors and prepares estimates used for management purposes. Such as planning, organizing, scheduling work, preparing bids, pricing vendors/subcontractors, and determining cost-effectiveness
  • Creates a project manpower projection used to determine the project’s production and overtime needs, as well as assisting with the company’s overall manpower projections
  • Consults with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues
  • Interfaces with internal stakeholders to obtain support and commitment to the cost estimates
  • Utilizes a centralized database and internal processes to support cost estimating based on historical data
  • Analyze completed projects to compare estimated costs to actual costs and determine reasons for discrepancies
  • Provides improvement recommendations to estimating procedures to reduce future discrepancies between estimated and actual costs
  • Conducts studies to identify cost trends and assist management with cost reduction and process improvement strategies
  • Assists Business Development with marketing functions/events as needed
  • Meets monthly with clients to gain a better understanding of the market forecast
  • Attends industry activities, as needed, and represents the company in a professional manner
  • Other duties as required

Required Skills:

  • College degree in Building Construction preferred
  • Construction estimating experience
  • Strong analytical skills
  • Excellent communication and people skills
  • Knowledge of Microsoft, On Screen Takeoff & QuickBid
  • Ability to read, analyze, and interpret legal, technical, mathematical, diagrams, operating/maintenance instructions, and construction documents
  • Ability to apply common sense and understanding to carry out written or verbal instructions
  • Ability to resolve problems involving multiple variables in standardized situations
  • Ability to write routine reports and correspondence
  • Ability to make effective and persuasive speeches and presentations to top management, clients, and public groups
  • Proficient in reading blueprints

  • Construction Estimating: 3 years (Required)
