Position: Maintenance Technician (Multi-family Apartment Industry)
Job Description: The Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a well-maintained living environment for residents, visitors, and staff. It is the Maintenance Technician‘s duty to anticipate, identify, and correct any and all problems involving the property maintenance operation and to implement procedures that will prevent such problems. An effective maintenance program is essential in order to:
• Maintain an orderly environment. • Cultivate resident satisfaction. • protect the owner’s investment
Duties and Responsibilities:
• Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
Resident Service:
GREET EVERY RESIDENT YOU SEE, EVERY DAY, ALL DAY IN A POSITIVE WAY
• Perform maintenance tasks personally or delegate to assistants, as appropriate. Oversee and occasionally inspect work performed by assistants.
• Institute and management system for handling resident service requests, in conjunction with the Manager. Correct situations within 24 hours when possible.
• Schedule maintenance personnel in conjunction with the Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
Preventative Maintenance and Saftey:
• Conduct regularly scheduled safety meetings with the entire staff; maintain and communicate HAZCOM standards. Keep MSDS sheets current and readily accessible. Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, acoustics, and refrigerants.
• Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions; e.g., broken gates, gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
• Maintain accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
• Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition.
• Indoctrinate and assist in the development of all subordinate maintenance staff. Instills a “safety first" attitude with maintenance assistants and all staff.
• Instruct staff on proper use and guidelines for wearing safety items.
General:
• Diagnoses and performs minor and routine maintenance/repair involving the following daily.
• Electrical and plumbing (including water lines). • A/C and heating systems. • Appliances (when applicable). • Water irrigation systems. • Stairs, gates, fences, patios, railings. • Tile, carpet, flooring. • Roofing, gutters, fasteners. • Interior/exterior lights. • Fireplaces, ceiling fans.
• Gas fixtures and appliances (where applicable). • Shutters, doors, cabinets, windows, sliding glass doors. • Boiler, gas and electric, hot water heaters. • Door locks, P.O. boxes, and locks. • Security systems (where applicable). • Ceiling leaks. • Walls. • Pool areas, tile, Jacuzzi, pool furniture, pool safety equipment, and pool equipment.
• Ensure that all make-ready repairs and services are completed correctly and on schedule.
• Report all major repairs and requisitions to the Manager prior to any expenditure of funds.
• Change locks and make keys.
• Remove and transfer heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to the dumpster when necessary.
• Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
• Identify all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts, and prepare maps indicating the same.
• Perform work area clean-up and safety-related duties.
• Ensure that storage areas remain locked when not in use.
• Assist in keeping grounds neat and free of litter. Rake, sweep, and shovel as circumstances warrant.
• Perform any additional duties assigned by Manager or Property Supervisor.
Qualifications:
The position requires at least 5 years of experience in property maintenance or equivalent field. EPA Universal Certification and HVAC Certification.
Equipment Requirement: Required to wear employer-supplied back support belt, goggles when working with specific equipment, masks and gloves and other safety equipment as tasks dictate. Comply with all MSDS Warnings and Precautions. Adhere to all OSHA Regulations.
Reasoning Development:
• HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action. Must effectively convey ideas, images, and goals to a diverse group of personalities.
Testing:
Personal Assessment, Background, and Drug screening are required.
