Job DescriptionAll applicants must apply online at www.bjwsa.org/jobs. SUMMARY: Under limited supervision is responsible for the coordination of BJWSA maintenance activities among departments in the Authority, as well as contractors and vendors performing maintenance and repairs for the Authority. Operates the Computerized Maintenance Management System (CMMS) to plan and organize work tasks, and to ensure availability of equipment, materials and workforce.
Essential Duties And ResponsibilitiesDuties include but are not limited to:
  • Operates the CMMS; updates the database; documents equipment, practices, and procedures in accordance with industry standards; verifies data in field; trains new users in basic operations of the system and report design. Generates various reports from CMMS including aged work orders, labor hour utilization etc.
  • Plans and oversees maintenance activities of contracted vendors performing various preventive maintenance activities such as elevator, crane inspections, fire extinguishers and other various facility inspections and repairs.
  • Coordinates with contractors to complete facilities maintenance activities, work order tasks, and tracks progress and scheduling during work; follow ups for completion and any warranty issues.
  • Researches, writes and updates preventive maintenance and repair task procedures.
  • Schedules routine maintenance activities; generate work orders
  • Performs QA/QC for work flow process in CMMS.
  • Maintains the equipment records in the CMMS. Adds new equipment data, creates and schedules preventative maintenance tasks, removes obsolete and inoperative equipment.
  • Coordinates with other departments for jobs that require assistance or cooperation with Technical and Facilities Maintenance.
  • Serves as a resource for BJWSA including research and orders parts, produces reports with varying data, provides information for BJWSA personnel company-wide.
  • Reviews and organizes the library of technical publications and O&M manuals.
  • Operates basic office equipment to include a calculator, computer, laptop computer, copier, scanner, telephone, and facsimile.
  • Assist with budgeting and budget tracking throughout the year, such as equipment on order, open warranty status, and current department spending.
  • Performs other duties as required within the scope of responsibility.
Minimum QualificationsTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.EDUCATION and/or EXPERIENCE: Requires a high school diploma. Must be computer literate with MS Office Products and a CMMS System, and possess understanding in confined space entry, blood borne pathogens, forklift operation, hazardous materials, first aid/CPR, crane operations, lock-out/tag-out, and other safety procedures. Experience in facilities and grounds maintenance preferred. Ability to effectively utilize a CMMS System or become proficient within 6 months.
CERTIFICATES, LICENSES, REGISTRATIONS: Must possess and maintain a valid driver’s license.

Interpersonal Communications: Requires the ability of speaking and/or signaling people to convey or exchange information. Includes receiving assignments and/or direction from supervisor and coordinating work activities throughout the organization.
Language Ability: Requires ability to read a variety of policy and procedure manuals, budget documents, and related documentation. Requires the ability to prepare correspondence, requisitions, work orders, and vendor lists with proper format, punctuation, spelling and grammar, using all parts of speech. Requires the ability to speak with and before others with poise, voice control and confidence.
Intelligence: Requires the ability to apply principles of rational systems to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; to interpret a variety of instructions furnished in written, oral, diagrammatic or schedule form.
Verbal Aptitude: Requires the ability to record and deliver information, to explain procedures, to follow and give verbal and written instructions. Must be able to communicate effectively and efficiently in a variety of technical and/or professional languages including mechanical and electrical.
Numerical Aptitude: Requires the ability to utilize mathematical formulas; to add and subtract totals; to multiply and divide; to determine percentages and decimals; determine time and weight; utilize high school algebra, trigonometry, geometry and descriptive statistics.
Form/Spatial Aptitude: Requires the ability to inspect items for proper length, width and shape, and visually read various information.
Motor Coordination: Requires the ability to coordinate hands and eyes rapidly and accurately in using automated office equipment.
Manual Dexterity: Requires the ability to handle a variety of items, office equipment, control knobs, buttons, switches, catches, etc. Must have minimal levels of eye/hand/foot coordination.
Color Discrimination: Requires the ability to differentiate colors and shades of color.
Interpersonal Temperament: Requires the ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under stress when confronted with emergency situations or tight deadlines.
Physical Communications: Requires the ability to talk and hear: (talking: expressing or exchanging ideas by means of spoken words; hearing: perceiving nature of sounds by ear).
