Job Summary:

This position works in conjunction with the Commercial Real Estate Administration team on commercial loan real estate due diligence including appraiser engagement, appraisal review, evaluation completion, title review, hazard insurance review, flood due diligence, and environmental due diligence to ensure documented information conforms to bank documentation requirements. Additionally, this role may be expected to provide mentorship to less experienced team members by answering production-related questions.

Primary Duties:

Appraisal related duties:

  • Generally completes simple appraisal reviews independently; may complete more intermediate appraisal reviews under the supervision of senior staff.
  • Understand and adhere to appraisal requirements as it relates to appraisal compliance and adherence to FIRREA.
  • Bid appraisal to appropriate appraisers by first assessing property type, location, etc.
  • Consult with Bankers on appraisal issues.
  • Consult with appraisers on issues relating to the request for information to include legal description, plat maps, sketches, building plans, purchase agreements, and financial information.
  • Perform review of appraisal to ensure accuracy and validity of report.

Evaluation related duties:

  • Generally prepares simple real estate evaluations independently; may prepare more intermediate appraisal reviews under the supervision of senior staff.
  • For commercial real estate loan transactions that do not require a certified appraisal, complete and document a valuation supported by market data.
  • Use tools and resources available to research market data.

Title Insurance review duties:

  • Generally completes simple to intermediate title insurance reviews.
  • Review title insurance policies to ensure the policy includes the Bank’s applicable standard endorsements and includes any specialty endorsements that may have been requested. Ensure that the Bank’s lien position is properly secured / perfected.
  • Work with the title insurance company, borrower, and Banker to resolve any issues related to the title of the property.
  • Work with the title insurance company on survey requirements as well as on any issues that may affect the Bank’s collateral. Also work with the title insurance company regarding the deletion of the survey exception and the issuance of the survey endorsement to the title insurance policy, if applicable.
  • Review ALTA Surveys that are required for the existence of any encroachments, location of easements or other restrictions, and the physical size and boundaries of the properties to determine if there are any issues that may adversely affect the Bank’s collateral.

Environmental review duties:

  • Review environmental reports on properties flagged as elevated risk or have environmental concerns. Make recommendations for further due diligence or corrective action.
  • Communicate bank environmental requirements to lending staff and environmental consultants.
  • Refer complex reports to a senior staff member or manager.

Flood due diligence duties:

  • May support flood-related due diligence at the direction of senior staff and/or manager.
  • Order flood determination reports, as applicable and review to determine flood zone status.
  • If real estate collateral is determined to be in a flood zone, ensure adequate insurance that adheres to regulatory requirements is in place prior to loan closing.
  • Monitor ongoing flood insurance policies and ensure appropriate coverage is maintained.
  • Ensure the bank is listed as Mortgagee/Lender Loss Payable or Additional Insured.
  • Force place insurance when necessary to comply with the regulatory requirement.

Insurance review duties:

  • Conduct post loan closing hazard insurance review to ensure the appropriate types and amounts of coverage are in place to minimize risk.
  • Obtain documentation of insurance policy renewal upon policy expiration.
  • Communicate with lenders, commercial loan coordinators, and/or insurance company agents to request applicable insurance policy information.
  • Update insurance policy ticklers as required.

General:

  • Know by name and face as many customers and employees as possible, calling them by name as often as possible.

Job Skills Required:

  • A or B.S in Business Administration, Finance, Accounting or related business field or equivalent combination of education and experience.
  • Minimum of 3-5 years of banking experience in commercial real estate administration.
  • Completes a minimum of 1-2 real estate valuation, title insurance, and/or environmental continuing education courses annually.
  • Familiarity with standard concepts, practices, and procedures, title insurance, environmental due diligence and hazard insurance with regard to commercial real estate.
  • High attention to detail with an ability to multitask and perform a variety of tasks, including communication with title companies, environmental consultants, or loan officers.
  • Above-average written and verbal communication skills with the ability to communicate with both internal and external staff.
  • Proficiency with computer technology.
  • Effective time management and organizational skills.
