Salary: $70K to $75K
Job Description:
The Property Accountant is responsible for a portfolio of 8-10 properties. The properties may utilize either the accrual basis or cash basis of accounting. The Property Accountant should have a working knowledge of either basis to support the requirements.
Prerequisites:
Bachelor's degree in accounting is strongly preferred along with prior knowledge in real estate accounting. Candidate must have knowledge of accrual and cash basis methods of accounting along with understanding of general ledger and sub-ledgers. Candidate must be comfortable in making general journal entries through the account reconciliation process.
Primary Responsibilities
Perform month end close duties including, but not limited to:
• Prepare accrual or cash-based journal entries as needed
• Review accounts payable for coding and reclassification; process correcting entries as needed
• Review accounts receivable and tenant ledgers
• Manage deadlines and stay on schedule for all tasks
• Complete budget to actual comparison analysis (income and expense)
• Complete all bank reconciliations (operating, investment, security deposit)
• Reconcile and analyze all balance sheet accounts on the trial balance with supporting schedules that identify the components of the balance
• Complete monthly management report packages for all assigned properties
O Coordinating drafts and changes between property and Finance
O Proof reading for grammatical accuracy
O Assemble reports and deliver in a timely manner to allow for review and final distribution
• Communicate directly with site staff in regard to accounting issues which need clarification.
Additional Responsibilities
• Prepare quarterly reserve draws
• Prepare quarterly statements for lenders
• Complete fixed asset analysis in Entrata and in Fixed Assets CS; record necessary entries
• Compile requested audit information when needed
• Prepare and analyze annual budgets
• Prepare cash flow projections as needed
• Complete additional projects as assigned by manager
Knowledge and Skill Requirements
• Bachelor's degree in accounting preferred
• Entrata experience, a plus
• Fixed Assets CS experience, a plus
• Microsoft Office, especially Excel
• Strong communication skills, oral and written
• Ability to prioritize tasks while working on numerous projects simultaneously
