Beyond Space Inc. is Hiring a Property Management Intern Near Los Angeles, CA

Overview

We are seeking a talented and ambitious individual to join our property management team as a Property Management Intern. This role involves assisting in the day-to-day operations of our residential and commercial properties in Los Angeles. The ideal candidate will have intermediate experience in property management or hospitality, excellent communication skills, and the ability to work flexible hours, including weekends and emergencies.

Responsibilities

  • Day-to-Day Operations: Assist with managing rental activity efforts, including traffic, move-ins, system updates of available units, and maintaining high occupancy levels.
  • Tenant Relations: Handle and address resident requests and concerns promptly, maintaining a positive relationship with tenants.
  • Maintenance Coordination: Coordinate and oversee maintenance tasks, ensuring property upkeep and safety.
  • Rent Collection and Financial Assistance: Assist with rent collection, expense control, payables/receivables, budget preparations, variance analysis, and financial reporting.
  • Inspections: Conduct regular property inspections and take appropriate actions to resolve property needs and safety concerns.
  • Compliance: Ensure that resident notices are delivered in compliance with Fair Housing, local, state, and federal laws. Understand and comply with Los Angeles County tenant laws and regulations.
  • Marketing and Leasing: Assist with marketing vacant units, drafting leases, conducting background checks, and facilitating tenant move-ins and move-outs.
  • Emergency Response: Be available for emergencies outside of regular business hours, ensuring prompt response and resolution.

Professional Requirements

  • Experience: At least three years of property management experience or equivalent experience in hospitality.
  • Education: High School diploma/GED required; college degree or equivalent combination of education and training preferred.

Skills:

  • Proficiency in property management software (Yardi, AppFolio, Propertyware preferred).
  • Excellent communication and organizational skills.
  • Strong customer service orientation.
  • Proficiency in MS Office Suite (Excel, Word, Outlook) and Google Suite.
  • Ability to interact effectively with tenants, peers, and management.
  • Bilingual (Spanish) preferred.
  • Knowledge: In-depth knowledge of real estate laws, regulations, and market trends.

Physical Requirements:

  • Ability to move and traverse property, ascend/descend stairs, and operate office machinery.
  • Occasionally lift/move/carry up to 25 lbs.
  • Work in various weather conditions.

Additional Qualifications:

  • Must have a valid Driver's License and reliable transportation with valid auto insurance.
  • Must be able to work under pressure and meet deadlines.
  • Experience with Section 8 and/or Tax Credit affordable housing programs is a plus.

Preferred Skills:

  • Experience with property management software (Yardi, AppFolio).
  • Strong background in customer service.
  • Knowledge of building structures and maintenance coordination.
  • Ability to manage multiple tasks and prioritize effectively.
