BGSF is Hiring a Commercial Property Manager Near Phoenix, AZ

Associate Property Manager

Direct Hire: $70K - $85K plus bonus

Phoenix, AZ 85016

*Candidate must have commercial Class A office experience and real estate license

Schedule: Monday - Friday 8am - 5pm, Hybrid option, 1-2 days remote but company policy is in office on Fridays.

ESSENTIAL FUNCTIONS:

  • Backup for inputting invoices in Yardi PayScan and code for approval
  • Prepare tenant billing, billbacks, meter readings, etc.
  • Locksmith coordination (rekeying, lockouts) and Access Card issuance and management
  • Tenant communications (phone/email/text/in person)
  • Site visits to meet vendors or tenants (ie Tenant Touch)
  • Tenant Relations – new tenant gifts, assisting with tenant events
  • Prepare Welcome Packets for new tenants
  • Move out inspections
  • Lease administration including Rent escalations/CAM/ROFO/ROFR/etc.
  • Abstract Lease documents
  • Update Lease Tracker tabs
  • Tenant support for set up in Angus
  • Manage Angus work orders and disburse to engineering
  • Manage engineering workflow
  • Upkeep of all parking assignments, changes in parking, creating maps, etc.
  • Update Vendor Tracker
  • Review AR and handle tenant collections; assess late fees, update Rent Tracker in Teams, 90 – day delinquencies
  • Review General Ledger and Commercial Billing Report
  • Prepare Monthly Operating/Financial Report
  • Budgeting – collaborate with leasing on assumptions, collaborate with operations team on property expense assumptions
  • CAM reconciliations and estimates
  • Direct service/maintenance calls to proper vendors and maintenance personnel; track calls; record to permanent files; follow through with Tenant.
  • Manage and provide direction to vendors
  • Building Signage – Coordinate Interior & Exterior signage (Building & Monument)
  • Property Tours/Inspections (including owner, lender, appraisal, architectural, etc.)
  • Property security reports – obtain, review, report as needed and file
  • Bid service contracts

KNOWLEDGE AND SKILL REQUIREMENTS:

  • High energy
  • Real estate license required
  • Team player with a positive attitude
  • Provide reliable and courteous service to customers (tenants and vendors)
  • Strong attention to detail
  • Strong communication, interpersonal, analytical and organizational skills
  • Proficient in Word, Excel and One Note
  • Experience in Yardi
  • Minimum two year of property management experience
  • Maintain a valid driver’s license – driving may be required (mileage reimbursed)
