Sales Associate
Job Summary:
I am seeking a salesperson/closer to help kick start my company. This is a contracted, commission-based position. You will be traveling to various apartment/condo complexes in the twin cities area and cold pitching our services to the on-site property managers. I am flexible with the amount of time you want to dedicate to it, but I need someone who can go in and get contracts closed. As you will be taking a risk by working with a new company, you will be compensated well for the contracts that you close.
Duties:
- Travel to apartment complexes (lists/potential routes will be provided).
- Review the key components of your pitch before entering - each building will be different (primarily unit count, potential service cost, and potential financial benefit to the property - this will all be provided for you and/or will be demonstrated for you to do yourself).
- Enter the complex and find the property manager, then pitch our services.
- Collect contact information and notes from interested locations and continue the closing process (follow up with emails, contracts, etc.- often times the management company will need to get us on their certified vendors list before signing).
- Strategize new ways to get more contracts signed.
- Other related tasks - though this position is pretty straightforward.
Experience/Requirements:
- Proven experience as a high performing Closer with excellent communication and social skills.
- Must have experience in cold-pitching with proven results (D2D, Cold Calling, etc.).
- Comfortable with the basics of real estate finance - know what NOI is and how to calculate it, as well as how NOI is used in valuation with cap rates. I am willing to teach this to the right person as well if not known.
- Strong understanding of persuasion and other sales/closing techniques.
- Willingness to work at least one day per week - can be split between days, but the more the better. Typically, you will have to be on site between 9:30 am and 4:00 pm - as that is the window when most property managers are available.
- Attention to detail and ability to work efficiently under pressure.

This position offers a unique opportunity to have nearly uncapped, multi-month commission payouts. Every contract you close (or that I close from a lead you generate), you will receive a percentage-of-profit commission. I will work with you before starting on developing a fair payout schedule and percentage that suits everyone's needs. Every contract you close I would estimate a total commission payout between $2,500 and $5,000 depending on the property size and contracted rate. This is a great opportunity for a secondary position to your current sales job, or a full-time endeavor, both with potential to grow with the company exponentially.
