JOB DESCRIPTION: Construction Project Manager

LOCATION: Philadelphia, PA

BASIC FUNCTION:

As Project Manager you will be responsible for the management and oversight of corporate capital projects including design and engineering, construction, Information Technology, project team selection, budget development and budget management, schedule coordination and management, change order review/negotiation, furniture acquisition and installation, employee relocation, and project close-out documentation. The Project Types will range from “ground up” new construction to tenant improvements.

You will work with firm’s real estate brokerage sales and advisory teams to develop project costs, perform site evaluations and produce field reports sighting existing conditions. Assist in site development to include knowledge of utilities and civil work, negotiating and writing leases, work letters, and lease exhibits.

Provide the leadership necessary to control a project from the early planning stages through post-occupancy with minimal supervision.

REPORTING RELATIONSHIP:

The Project Manager reports to, and receives direction from, the Managing Director of Project Management or as assigned.

MAJOR DUTIES AND RESPONSIBILITIES:

  • Project Manager will develop project budgets and schedules, engage architects, engineers and other consultants necessary for the specific project. Management workflow, prepare proposals and contracts on large, small or multiple projects. Actively manage client's budget, schedule and program. Prepare project communications and documentation. Satisfy client requirements, coordinate work efforts and review work performed to ensure quality work and client satisfaction.
  • Responsible for the management and direction of large, complex projects or the simultaneous management multiple small to mid-size projects. Manage overall relationships with clients and have frequent and direct contact with the most senior level managers and executives to communicate status and provide direction.
  • Work with various disciplines and levels within the clients’ organizations - such as facilities management, information technology, executive personnel, administrative assistants and their employees. Additionally, management will be required with other vendors including construction companies, architects and engineers, building managers, IT consultants /vendors, and moving and storage companies.
  • Regularly conduct project meetings with architect, engineers, client, consultant, and contractors. Document through meeting minutes and distribute accordingly. Inspect project progress in field and develop/distribute periodic field reports including digital images.
  • Must be willing to travel as necessary.

KNOWLEDGE AND SKILLS:

  • Must have at least 3-5 years of Project Management experience with evidence of a significant project portfolio including large projects or multiple, concurrent small to mid-size projects with aggregate team size of 10 - 30 people.
  • Ability to communicate with C-Suite Executives and clearly distill complex processes to lay persons.
  • Experience in leading multiple teams leveraging people throughout the project process.
  • Develop roles and responsibilities for client’s internal team members and external vendors including managing resource requirements.
  • Develop required RFPs for the architect, engineers, construction contractor, information technology, and security, audio-visual and evaluate, award and manage vendor through to completion of a project. Work with client’s procurement and legal departments to develop and issue service contracts.
  • Develop overall relocation strategy including a detailed move plan for the client in order to minimize or eliminate any and all disruptions to client’s business operations. Oversee the relocation team consisting of client staff, consultants and external vendors.
  • Proactive, self-driven, and resourceful with the ability to multi-task against deadlines with a strong attention to detail. Must be a problem solver with the ability to produce a positive work environment.
  • Ability to monitor project budgets and schedules and ensure they stay in alignment with targets.
  • Exceptional client relation skills. Ability to manage client inquiries independently.
  • Highly developed and proven organizational skills that allow candidate to multi-task duties.
  • Must be able to review, analyze, and interpret construction drawings and specifications.
  • Experience in presenting Project Management services to perspective clients.
  • Advanced computer skills including Microsoft Word, Excel, PowerPoint, and Project.

POSITION REQUIRMENTS

  • Bachelor’s degree in Construction Management or a similar practice and/or significant relevant experience in Construction Project Management.
  • Exceptional leadership skills and experience leading a project teams.
  • Superior written and verbal communication skills to support interaction with clients and team members.
  • The following certifications are highly desirable:
    • Project Management Professional (PMP)
    • LEED AP
    • General Contractors License(s)

PHYSICAL & OTHER REQUIREMENTS

  • Must be able to regularly access and use general office equipment including phones, computers, copiers, etc.
  • Must be able to work in a busy, often distracting work environment that is generally climate controlled.
  • Must be able to lift up to 20 pounds unassisted on an occasional basis.
  • Must be able to sit for long periods of time.
  • Must be able to stand or walk for long periods of time.

DURING THE INTERVIEW:

  • You must talk about your project portfolio of work to demonstrate experience with major capital projects.
  • You will describe your key role in at least 2-3 projects to confirm your understanding of strategic planning and managing of a major project and how your leadership of the project resulted in a successful outcome.
  • You will be asked about your knowledge and interaction with the commercial Real Estate brokerage industry.
  • We will test your skills in MS Excel, MS Project, and MS Word, and ask you to describe your knowledge of other software such as MS PowerPoint, ProCore, Bluebeam and Plangrid.
  • We will discuss your experience in managing projects, your involvement with key project stakeholders, the challenges you’ve faces and how they were overcome, your knowledge of the construction and real estate industry, and your ability to thrive in an extremely fast-paced environment.
