Brightland Homes is Hiring a Land Project Manager Near Tampa, FL

The Company is currently seeking a Land Project Manager to manage site investigation and evaluation, construction plan preparation and approval process, and the status of all lots under control in a Division.

General Duties and Responsibilities:
Research community ordinances, maps, topographical data, soil information, community review procedures, political considerations, availability and capacity of utilities, and other information.
Research special easement conditions in title work or surveys for each parcel
Prepare a summary of research findings on each parcel under review as part of the purchase agreement.
Provide recommendations about proposed costs, feasibility, time frame for the proposed development, special conditions, etc.
Prepare a chart of potential planning and development costs through permit approval stages. Review and approve all billing invoices related to the site investigation and evaluation process.
Select professional contractors. Develop schedule and budget for site plan development and engineering. Deliver site plan within predetermined guidelines.
File site engineering plans with the utilities, complete applications, and provide necessary documentation as required. Serve as liaison between utility companies, community departments, and the company. Schedule pre-engineering meetings and special meetings as needed during the overall review and preparation of the service plan progress.
Obtain storm, sewer, and water approvals from the municipality during site engineering approval and follow their submission through county, city, and state approval, and permit issuance.
Attend pre-construction meetings for site development and underground construction
Spot-check site development throughout construction to make sure it addresses community concerns and meets special site plan conditions.
Review and inspect lots under development by third parties.
Review and inspect lots that have had substantial completion triggered in purchase contracts.
Qualifications:
Bachelor’s degree from an accredited university
Track record of success in a similar position
Experience with and understanding of processes of the production homebuilding industry
Skilled in negotiation techniques
Strong verbal and written communication skills
Outstanding organizational and time management skills
Strong attention to detail and follow-through ability
Knowledgeable in the use of Microsoft Office products such as Outlook, Word, and Excel
Readily adaptable to rapid change in a high-stress environment while remaining calm and effective
Able to work with a flexible schedule that may require more than 40 hours of work per week
