Job Description
Your Team
As a member of the Land team, and reporting to the Director of Land, the Construction Manager is responsible for taking permitted construction plans through notice to proceed to final community closeout. Moreover, the Construction Manager will make key field decisions and will serve as the primary interface with Contractors, Jurisdictional Inspectors and engineers once a project has commenced construction. This will include but not be limited to ensuring that lots are ready to be sold to external and internal builder partners, landscaping is ready to commence and a schedule to complete construction has been determined and all necessary jurisdictional close out procedures have been met.
Your Key Deliverables
In conjunction with all internal departments the Construction Manager is responsible for the production workflow and contractor management for day-to-day operations on a per project basis. Duties include but are not limited to:
- Procure necessary and accurate up-to-date site information during the construction and closeout process
- Negotiate, administer, and direct contractors in project construction to meet budgets, build times and overall company goals
- Work directly with Jurisdictions by managing and monitoring all regulatory approvals necessary to the commencement of construction and completion or close out of a given project
- Manage budgets of all contractors and projects
- Manage Contractors and Civil Engineer’s (when appropriate) and other project consultants to ensure the final product is in alignment with Brookfield Objectives
- Be able to work independently, critically think and problem solve when issues arise
- Provide real-time updates on project status, costs and timelines for all projects under management
- Coordinate with consultants, contractors, and local jurisdictions to obtain all necessary approvals and ultimate acceptance of the final facilities
- Maintain a global view of the community, considering each decision’s impact on the overall masterplan
- Monitor, document and manage all safety related issues within the projects under management per OSHA guidelines
- Monitor, document and manage our SWPPP plans and guidelines
- Ensure that the community from a health, safety, cleanliness, maintenance and livability standpoint is operating per our goals and guidelines
- Report project status to the Director of Land
- Negotiate hard cost proposals and or change orders
- Review and approve payments to contractors and suppliers
- Monitor and administer cost and schedule controls
- Responsible for contractors performance to business plan
- Develop and maintain positive relationships with consultants, contractors and jurisdictions and initiating corrective actions and change, when required
- Help build relationships between consultants to synchronize and deconflict concurrent projects
- Develop and maintain positive relationships with regulatory authorities
- Actively seek out and present cost and/or time savings opportunities for all projects
- Present issues to Director of Land for decision using clearly defined trade-offs
- Regularly monitor and inspect all projects
Must Haves
- 3-5 years related experience
- Educational background in engineering
- Desire to not only accomplish tasks but to continually improve upon processes
- Proactive leader with strong decision-making skills
- Excellent communication skills both verbal and written
- Strong relationship building, negotiation, problem solving, and organizational skills
- Microsoft Suite Skills: Excel, Project, Word, PowerPoint
- OSHA-10 or OSHA-30 desired but not mandatory, however completion of OSHA-30 will be a requirement with onboarding protocols
