Maintenance TechnicianJob Description Summary
The General Maintenance Mechanic is responsible for performing a variety of general maintenance functions, including mechanical services, millwright work, installation of office partitions, patching and painting walls, equipment and plumbing repairs, and carpentry repairs, HVAC PM’s and repairs.Perform corrective and preventive maintenance and operate facility systems in the trade skill set assigned. Assure these tasks are completed in a timely and professional manner. Work with other trade skill sets to complete work orders to trade standards and customer expectations.
Job Description
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
Assist in evaluating the needs of all scheduled and non-scheduled work requests and special projects. Personally respond to emergency requests and perform repairs through to completion.
- Install and repair a variety of flooring materials and covebase
- Patch and paint walls - Familiar with surface preparation and painting drywall, wood, and metal surfaces
- Install and maintain door closers, locksets and passage sets
- Perform minor plumbing repairs
- Replace damaged, stained, or missing ceiling tiles
- Install bulletin boards and writing boards
- Perform preventive maintenance on facility equipment (filter changes, belt replacements, water treatment, etc.).
- General Preventive Maintenance rounds / inspections for Emergency generators, Air compressors, sprinkler piping systems, roofs
- Perform other related duties as assigned, assisting other tradesmen and emergency repairs
- Work without direct Supervision on daily assigned work.
- Follow company and customer rules and guidelines.
- Understand written and verbal job instructions.
- Use Power Tools (Hand Grinders, Saws, Impact Wrenches, Drill Press, Hydraulic Pullers)
- Use Fall Protection Equipment and work on elevated areas. (Ladders, Platforms, Scaffolding, and others as required)
- Use common Hand Tools (Carpentry, plumbing, painting, standard mechanic tools, etc.)
QUALIFICATIONS: (Knowledge, Skills, Abilities, and Education and/or
Experience):
- Must have mechanical ability and aptitude
- Able to work independently and take initiative
- Must have excellent customer service skills.
- Prior history with preventive maintenance and ability to operate a variety of tools and mechanical systems.
PHYSICAL REQUIREMENTS
- Will routinely be required to bend, reach and hold awkward positions for prolonged periods.
- Must be able to lift up to 50 lbs. and lift and transport equipment in excess of 200 lbs., with others
- Observant which requires seeing, hearing, and smelling
- Must be physically able to work alone, climb consecutive sets of stairs, and work off ladders, staging, lifts, etc
- Work in confined spaces, stoops, and bends for long periods of time, and works on hands and knees and other uncomfortable positions for extended periods
Routinely walks to and from various buildings carrying tools, equipment, and other essentials to the job site.
