Camelot Facility Solutions is Hiring a Facility Maintenance Manager Near Alexandria, VA

Camelot Facility Management is an established leader in the Facility Management industry with multiple Fortune 100 and 500 clients. Camelot specializes in Corporate Office Facilities, Data Centers, and Mobile Maintenance.

We have an opening for a Facility Maintenance Manager at a new 300,000 square foot building in Alexandria VA. The ideal candidate will have proven leadership experience, with strong commercial building maintenance experience. The candidate must have the ability to lead, train, develop and organize the team, as well as plan, budget and implement a maintenance plan for the building. As this is a new building, experience in development and implementation of policies and procedures and operating manuals and logs is essential.

RESPONSIBILITIES

  • With the assistance of the Lead Building Engineer, be responsible for the management of the Building Maintenance Technician team, to include scheduling, daily assignments, and performance tracking. Plan / Coordinate / Implement.
  • Ensuring all Monthly PM tasks are completed in accordance with the set standards.
  • Attend scheduled meetings with the client to discuss building operational issues and provide recommendations.
  • Responsible for proactively adhering to Company safety program and ensuring all employees and vendors adhere to and complete safety training and Job Safety Assessments.
  • Responsible for ensuring daily documenting of all maintenance and repairs.
  • Responsible for ensuring operational and procedure manuals for all equipment are kept up to date, and staff trained accordingly.
  • Oversee the ordering process of supplies and materials as approved by management.
  • Respond to tenant complaints, ensuring that all reasonable measures are taken to satisfy the tenant’s needs in a timely and efficient manner.
  • Assist with monthly budget reviews, providing analysis / spend history.
  • Responsible for planning / preparation / providing active response to inclement weather to ensure employee safety.
  • Participate and oversee renegotiation of vendor contracts as needed to ensure appropriate services and cost savings are being obtained.
  • Responsible for managing and assigning internal occupant service requests.
  • Participate in O&M and capital budget process.
  • Write SOPs & MOPs as needed.
  • Establish and maintain open communication with Owner representatives, vendors, and staff, and sit in on strategic maintenance planning meetings.
  • Plans and conducts staff training and safety meetings.

REQUIRED SKILLS

  • Proven leadership experience and ability to manage staff effectively – Train / Supervise / Lead / Develop.
  • Ability to multitask and work well under pressure.
  • Must have strong computer skills, such as MS Office Outlook, Excel, Word, CMMS systems, etc.
  • Must have a solid safety record in past work history and training in safe work practices.
  • Must have a valid Driver’s license and a clean Driving Record to drive company vehicles as needed.
  • Must possess the physical attributes that would allow for an extensive amount of walking, climbing and activity associated with a large high-rise maintenance department.
  • Experience with preparation of annual Management Plans and Budgets.
  • Vendor management experience - Engages, monitors, and coordinates activities of contract services.
  • Project coordination experience.

QUALIFICATIONS

  • Bachelor’s Degree preferred.
  • 7 years of experience in Commercial Real Estate Management preferred.
  • 3 years as a manager Tier I Class A high-rise office building and underground parking preferred.
  • Effective leadership abilities – Must have experience leading teams.
  • High level of computer proficiency with emphasize on Microsoft office products.
