The Facilities Maintenance Technician performs emergency repair and routine general maintenance to buildings and grounds; directs and assists contractors in the performance of assigned functions; and other duties as assigned.
MINIMUM QUALIFICATIONS
Two years of performing facilities maintenance or the equivalent. Must be able to obtain and maintain Technician Type Universal Certification. Must be able to obtain and maintain forklift certification.
Have an intermediate knowledge of buildings and grounds maintenance procedures; carpentry, plumbing, solar, electrical, landscaping, card access systems, security camera systems, HVAC systems, fire alarm system, energy management systems, emergency back-up power systems and other building maintenance activities; tools and equipment used to make repairs and perform maintenance; knowledge of modular furniture assembly; master site plan systems; janitorial procedures; troubleshooting techniques; the ability to prioritize workload; safety and emergency procedures, hazardous disposal knowledge. General use or basic knowledge of personal computer.
Employees must maintain all certifications as needed to perform the job.
KEY ACCOUNTABILITIES
CORE JOB: Perform emergency and scheduled building maintenance; assist with building inspections and maintenance program; keep accurate inventory of all equipment, parts/tools and supplies
WORK PRACTICE: Provide information to internal/external customers, using appropriate knowledge and communication skill; including skills at handling difficult situations
WORK PRACTICE: Coordinate with other business function support personnel and outside vendors and contractors for a common goal; demonstrate an efficient work routine; effective time management and organization; perform all duties in a safe manner
TECHNICAL SKILLS: Exhibit intermediate HVAC troubleshooting skills, including experience with 10-ton A/C units, over 100-ton chiller systems, and HVAC energy management systems. Troubleshooting skills with backup generator and uninterrupted power supply (UPS) systems. Electrical and plumbing troubleshooting skills. Troubleshooting of fire alarm, security camera, and card access systems. Appropriately use company provided technologies.
