The Maintenance Worker III will assist the Facility Supervisor, Maintenance worker I, and Maintenance Worker II in maintaining a safe and clean school environment for students and staff.
Qualifications
  • Valid Arizona Driver’s License
  • Valid IVP- Fingerpring Clearance Card is required
  • Knowledge of ALL duties of Maintenance Worker I and Maintenance Worker II
  • Perform plumbing, electrical, installation of construction materials and other maintenance duties as assigned
  • Knowledge of installation, HVAC troubleshooting, repair and maintenance
  • Ability to perform preventive maintenance according to published guidelines
  • Ability to read, understand, follow, and enforce safety procedures
  • Working knowledge of HVAC and associated systems employing computer based monitoring and control devises
  • Knowledge of mechanical equipment, plumbing, utilities, distribution systems, and controls, including maintenance and troubleshooting
  • Ability to repair and/or replace building mechanical systems components, including programmable logic controls.
  • Ability to use hand and power tools applicable to trade
  • Ability to lift up to 50 lbs
  • Ability to work with staff, teachers and students at various educational levels
  • Proficient communicator with excellent interpersonal skills in dealing with all levels of district staff and with a diverse community
  • Experienced with various grounds maintenance tools and equipment
  • Able and willing to work in a team atmosphere
  • Ability to work independently when necessary
  • Ability to use constructive techniques to resolve conflict
Duties And Responsibilities
  • Responsibilities and duties may include, but are not limited to, the following:
  • Work closely with and maintain open communication with the Facility Manager to provide safe and positive student and staff environment.
  • Visually inspects and tests machinery and equipment.
  • Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine.
  • Performs preventative maintenance on commercial HVAC systems
  • Troubleshoots repair problems with HVAC systems and EMS system
  • Orders and installs proper repair parts
  • Repairs or replaces electrical equipment and components throughout campus
  • In conjunction with the Facility Manager develops weekly, monthly, quarterly, semi-annually and annual preventative maintenance schedules and special projects
  • Reports any vandalism, damage, or broken equipment to the Facility Manager in writing each day.
  • Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
  • Installs and repairs electrical apparatus, such as transformers and wiring, and electrical and electronic components of machinery and equipment.
  • Lays out, assembles, installs, and maintains pipe systems and related hydraulic and pneumatic equipment, and repairs and replaces gauges, valves, pressure regulators, and related equipment.
  • Repairs and maintains physical structure of establishment.
  • Installs, programs, or repairs automated machinery and equipment such as robots or programmable controllers.
  • Operates cutting torch or welding equipment to cut or join metal parts.
  • Diagnosis of all HVAC equipment, pumps, motors, drives, compressors.
  • Soldering and brazing copper piping on HVAC and plumbing systems.
  • Operate skid steer, loaders, hammers, bobcats and other rental equipment.
  • Install doors, locks, windows and hardware.
  • Service and repair kitchen appliances.
  • Work with vendors to get quotes on parts and materials for projects as assigned and relay quotes to management.
  • Replace or refurbish water valves, backflow devices.
  • Trouble shoot and repair motors, low voltage up to 3 phase 480 volt.
  • Ability to finish concrete with various finishing equipment.
  • Operate skid steer, loaders, hammers, bobcats and other rental equipment.
  • Install doors, locks, windows and hardware.
