Job location: Remote
This position will support multiple communities in Lincoln, NE.
Summary
The primary responsibilities include ensuring that the community generates a satisfactory cash flow, serving as the primary contact for all business-related inquiries from residents and incoming communication via email, and ensuring that the property is maintained in accordance with Centerspace standards.This position will be responsible for all administrative tasks for daily operations that do not require physical presence in a community, except for an occasional need to be physically present on site. This role will be responsible for 600 up to 1,000 homes (with potential to grow), which may include different markets.In line with Centerspace strategic pillar, this position will assure excellence in customer service and experience. Duties will be performed following Company procedures and in accordance with EHO and EEO regulations and guidelines.
Expectations
Requires little supervision.Self-directed and self-motivated.Prioritizes and sets deadlines.Highly organized and operates efficiently. Regular communication with supported Community Leaders is essential. Assist others in prioritizing, setting deadlines, problem solving, training, etc. To promote team cohesiveness, this individual is expected to attend all Town Hall events in person, as well as resident events as needed. Excellent written and verbal communications skills are required.Must be savvy with Microsoft excel, Yardi and all other software platforms in place.
Essential Duties & Responsibilities

Operational and Financial
  • Serves as a direct contact for residents answering questions and resolving issues regarding lease changes or other tenancy concerns.
  • Manages rent collections, delinquencies, and eviction processing.
  • Assists service team with turn scheduling, vendor management, PO creation and move out walk-through scheduling.
  • Monitors renter's insurance compliance.
  • Manages all lease renewals.
  • Monitors and manages month to month leases to ensure proper charges are assessed and presents new offers per SOP for long term month to month residents.
  • Executes all leases in PMS.
  • Assists vendors with set up in PMS payment processing.
  • Monitors and assists with purchase order management. Resolves aged PO issues.
  • Participates in weekly pricing and renewal calls and recommends strategies to achieve goals.
  • Updates weekly LRO competitor pricing.
  • Assists with insurance claim documentation.
  • Processes statements of deposit accounting within 7 days of move out and submits files to collections as needed.
  • Reviews balances and credits to ensure proper accounting of charges and payments are applied and sends balance due communication prior to subsequent month's billing.
  • Provides purchase order and invoice support.
  • Complete month end accounting and checklist
  • Monitors open payables and Purchase Orders and takes action to resolve aged issues and/or corrections ensuring proper coding, budget preparation/review and report generation.
  • Trains others in areas of expertise as needed.
  • Assists with social media postings.
  • Responds to utility questions from residents.
  • Monthly audit of rentable items to ensure proper charges are in place, develop action plans for improved revenue stream.
Leadership
  • Serves as main point of contact for all resident lease and charge questions.
  • Provides supervisory support to resolve resident issues.
  • Collaborates with the Community Leader to prepare renewal plans.
  • Actively participates and assists Community Leader with occupancy management and ensuring key leasing metrics are met.
  • Other duties as assigned.
Supervisory Responsibilities
This role has no direct reports, buy may support the Community Leader in directing work and managing team projects.
Travel Required
Minimal travel may be required.
Education and Experience
Required : High School Diploma, or equivalent. Three years of property management experience.
Preferred : A two-year degree from a college or university in Business, Management, or a related field. Background in sales is preferred
Pay range for this position will be $21-$24/hour based on qualifications, with bonus potential.
