This department typically works Monday-Friday from 8am-5pm.Supervisory Responsibilities: None Summary:The associates in this position will share in the following tasks: Process all monthly Escrow Analysis Calculations. Handle escrow calls from clients and empathetically explain the escrow calculation to them. Process escrow shortage payments and adjust CSI as needed. Timely payment of all Real Estate Taxes using Info Pro system for Real estate loans. Pay Triad mobile home county taxes using Lereta/ICG system. Monitor and pay Flood Insurance to ensure 100% compliance with all flood regulations. Disbursement of monthly PMI payments. Research PMI cancellations and drop PMI as required to stay in regulatory compliance. Handles returned mail, address changes, death certificates and name changes on loans. The job duties require that the associates have direct interaction with many county agencies on a regular basis to obtain or verify taxes that are due and payable. They are also the liaisons with both vendors Info Pro and Lereta/ICG to ensure data transmissions are accurate. Excellent communication skills are required to explain the detailed nature of escrow analysis to clients and must also be empathic in the delivery of the negative news that their monthly payments are going up. The Specialist will be expected to work on routine tasks following procedures and may occasionally involve non-standard assignments. As well as using sound judgment and concise/clear workouts when dealing with difficult or delq tax issues. PMI & Address chgs Essential Duties & Responsibilities:DAILY
Process returned mail and send change of address letters
Input Address Changes to CSI system
Process Death Certificates and Marriage Certificates
Process Customer requests for PMI cancellation when LTV is 80%
Escrow Analysis Calls- TAKES OVERFLOW CALLS
WEEKLY
Pull PMI Report – Cancel PMI that reached 78% LTV
On Monday PMI Activation Report to verify prior week’s bookings were activated on websites.
MONTHLY
Print PMI Listing Report to confirm PMI due dates are correct
Print PMI LTV Report from Center View confirm payment has not reached half point
Verify that all new notes are included on monthly PMI invoices using activations
Disburse PMI payments for all PMI companies
Monitor PMI Payoff Refunds and post to log
Escrow Essential Duties & Responsibilities:DAILY
Escrow Analysis Calls – Other 2 Assocs will assist with overflow
Process Lereta Tax Payment Files- other 2 assocs will assist on large files
Process Escrow Shortage Payments
MONTHLY
Escrow Analysis Ordering and Processing for M/L and C/L and ARM’S
Pull and work reports prior to ordering the analysis, starting 15th of each mth
Order Escrow Analysis - CL on the 1st. MLs on the 2nd bus day
Run TES to post overage/excess overages
Balance overage/excess Disbursements
Release pymt Changes
Print and Mail overage checks
Complete Work Packet
Flood Essential Duties & Responsibilities:DAILY
Flood Insurance Issues
Answer any Flex (Cash Reserve Account) questions
Number and Prep for scanning incoming Mobile Home Tax Bills
Quarterly – Balance the tax holding GL # Jan 30, April 3, July30, Oct 30 Semi Annually – Delq tax review of Info Pro’s report after major tax due dates of June & Dec Knowledge, Skills, and Abilities required for this position:Knowledge of county tax payment processing and/or escrow regulations are a must. Excellent verbal and written communication skills are a must. Knowledge and mid-level use of Microsoft Excel and Word. Ability to learn internal and vendor software’s such as NuPoint, TREEV, Info Pro and Lereta The ability to use office equipment such as phones, fax machines, and calculators. Minimum Qualifications:Tax Specialist – At least 1 year of tax payment related work and/or 3 years of loan servicing experience Internal Pay Level 6 What do I do now?
