Chandler Investment Properties is Hiring a Property Manager Near Florence, SC

Chandler Investment Properties is seeking a dedicated and experienced Property Manager to oversee our portfolio of rental properties in the Pee Dee area. As a Property Manager, you will play a crucial role in leading a small team responsible for resident experience, marketing, inspections, evictions, and the daily operations of the property.

Responsibilities

Responsible for managing one or more properties, including providing timely, consistent, and accurate flow of information required to operate the portfolio in order to meet company objectives. This position requires the candidate to balance the authority of being the absolute decision maker on the property level with the management skills needed to run the daily tasks of a leasing office:

  • Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining property
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals
  • Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units
  • Negotiates leases and collects security deposits and rent payments
  • Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action
  • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping, etc.
  • Maintains building systems by contracting for maintenance services and supervising repairs
  • Prepares reports by collecting, analyzing, and summarizing data and trends
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to the property and company
  • Manages maintenance staff and oversees work orders
  • Monitors competitive market information
  • Oversees subcontractors
  • Serves as team leader during the move-in and move-out processes
