Job Details Job Location 801 R Street - Washington, DC Position Type Full Time Salary Range $65,000.00 Salary/year Description The Property Manager is responsible for all operational and financial aspects of a property and for meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. Primary Responsibilities: Supervise leasing and maintenance staff including delegating work, reviewing work, maintaining deadlines, training and scheduling. Maintain property occupancy by effectively retaining residents and successfully marketing the property to attract new residents. Approve applicants. Ensure recertifications are done timely Increase revenue while maintaining controllable expenses including delinquency control. Provide customer service to residents, resolving any issues that may occur and ensuring maintenance completes service requests. Coordinate resident activities and correspondence (i.e., monthly newsletters). Contract and negotiate with vendors. Obtain bids and manage capital improvement projects. Ensure that all property reporting is completed in a timely manner (i.e., financial, marketing, compliance reports). Operate within budget and purchasing guidelines. Work closely with maintenance supervisor Review work orders and stay abreast of emergencies Maintain curb appeal by inspecting the property and vacant units. Conduct Human Resources functions; recruiting, interviewing, performance reviews, salary reviews, explanation of benefits, new hire orientation, terminations. Ensure company policies and procedures are met. Attend court proceedings, as necessary. Coordinate and lead staff meetings, as necessary. Completion of internal training including Waitlist Management, Certifications and Charges, Moveouts Communicate with regional manager Bi-weekly operations meeting with regional manager Qualifications Qualifications/Requirements: Education: High School Diploma/GED required; some college beneficial 3 years minimum affordable housing experience required. COS (required for Affordable Housing) Valid drivers license required.
