Job Overview: The Property Accountant is responsible for overseeing financial activities related to real estate properties. This includes maintaining accurate financial records, preparing financial reports, and ensuring compliance with relevant accounting standards and regulations.
Key Responsibilities:
- Prepare monthly, quarterly, and annual financial statements for individual properties and the overall real estate portfolio.
- Provide financial analysis and variance reports to management.
- Reconcile bank statements, general ledger accounts, and other financial records.
- Investigate and resolve discrepancies promptly.
- Assist in the preparation of property budgets and forecasts.
- Monitor actual performance against budgeted figures and provide explanations for variances.
- Record and track rental income, ensuring accurate and timely invoicing.
- Work with property managers to ensure lease terms are properly reflected in financial records.
- Review and process property-related expenses, including utilities, maintenance, and property taxes.
- Analyze cost trends and identify opportunities for cost savings.
- Ensure compliance with accounting standards, tax regulations, and other financial requirements.
- Assist in the preparation of financial information for audits.
- Respond to tenant inquiries related to financial matters.
- Collaborate with property management to address tenant billing issues.
- Bachelor's degree in Accounting, Finance, or a related field.
- Professional certification (e.g., CPA) is often preferred.
- Previous experience in property accounting or real estate finance is advantageous.
- Strong knowledge of accounting principles and practices.
- Familiarity with real estate industry standards and regulations.
- Proficiency in accounting software and Microsoft Excel.
