Real Estate Portfolio Analyst

The Real Estate Portfolio Analyst is responsible for analyzing and managing the global real estate portfolio of the organization. This role involves preparing financials, supporting the real estate governance process, conducting data analytics, and providing regular reporting on portfolio activity. The Real Estate Portfolio Analyst plays a critical role in optimizing portfolio performance, making informed decisions, and driving efficiency in real estate operations.

Responsibilities:

  1. Financial Analysis and Governance:
  • Prepare financial scenarios and conduct final model analyses for real estate transactions and construction projects globally.
  • Assist in the preparation of Real Estate Approval Papers through the stage-gated process.
  • Manage transaction and construction project financials, including collecting benchmark costs and vetting budget alignments.
  • Ensure accuracy of transaction and project financials, accounting treatments, and fixed asset balances.
  1. Data Analytics and Reporting:
  • Analyze data to support site planning requirements, seat utilization management, headcount mapping, cost management, and energy consumption.
  • Identify opportunities for improvement based on post-occupancy surveys and employee engagement/experience data.
  • Generate regular benchmark reporting on real estate cost elements.
  • Prepare and present reports on portfolio performance, projections, and compliance.
  1. Planning and Forecasting:
  • Manage the annual 5-Year Strategic Plan, Annual Plan (budget), and forecasts related to transactions and construction projects.
  • Track critical date expirations and ensure timely completion of necessary actions.
  • Collaborate with stakeholders to align plans and forecasts with business objectives.
  1. Stakeholder Management and Collaboration:
  • Engage with various stakeholders, including brokers, regional directors, program managers, and transaction leads.
  • Collaborate with internal and external auditors during audits and address compliance issues.
  • Foster effective relationships with CBRE and other external partners for data mapping and reporting.

Qualifications:

  • Bachelor's degree in Finance, Business, Real Estate, or a related field. Advanced degree is a plus.
  • Minimum of 3 years of experience in financial analysis, preferably in a corporate setting.
  • Strong financial acumen with an understanding of P&L, cash flow, and GAAP lease accounting principles.
  • Expertise in data analytics tools (QlikView, Workiva, Alteryx) and advanced proficiency in Microsoft Excel and PowerPoint.
  • Excellent analytical and problem-solving skills with attention to detail.
  • Effective communication and interpersonal skills, with the ability to collaborate across departments and levels.
  • A proactive mindset with the ability to manage multiple priorities and meet deadlines.
