Cincinnati Center City Development is Hiring a Tenant Relations Specialist Near Cincinnati, OH

Organizational Overview: 
The Cincinnati Center City Development Corporation (3CDC) is a 501(c)(3), tax-exempt, private, non-profit
corporation. The organization’s mission and strategic focus is to strengthen the core assets of downtown by revitalizing and connecting the Central Business District and Over-the-Rhine (OTR). 3CDC works in close collaboration with the Cincinnati corporate community and City of Cincinnati to carry out its mission. With an annual operating budget of $20 million, the organization has a team of approximately 170 full-time staff and
180 part-time staff engaged in real estate development, real estate management, civic space management and programming and business district management.
• Real Estate Development - To date, 3CDC has played a direct role in nearly $1.7 billion in development projects in downtown Cincinnati and the adjacent neighborhood of Over-the-Rhine. In completing over 100 development projects, 3CDC has reimagined key civic spaces, added market-rate and affordable housing to the urban core and created density through mixed-use residential and office projects that support local small businesses. 
• Real Estate Management - 3CDC leases and manages over 660,000 square feet of commercial space and over 5,100 parking spaces with annual operating revenues exceeding $32 million.
• Civic Space Management and Programming - 3CDC manages and programs six civic spaces – Fountain
Square, Washington Park, Ziegler Park, Memorial Hall, Court Street Plaza and Imagination Alley. 3CDC
hosts nearly 1,600 free family-friendly events each year at these spaces.
• Business District Management – The organization manages two special improvement districts – the
Downtown Cincinnati Improvement District and Over-the-Rhine South Special Improvement District –
providing clean and safe services, homeless outreach, beatification efforts and marketing support to both districts.
Job Summary:
The Commercial Tenant Relations Specialist will be responsible for creating and maintaining a positive tenant experience for the organization’s commercial tenants. By providing the highest possible level of service, the Specialist will strive to create a mutually beneficial relationship between 3CDC and tenants that will result in long term lease partnerships and new collaboration opportunities. The role will act as a liaison between the tenants and various internal 3CDC teams involved in providing tenant services. 
The Commercial Tenant Relations Specialist will take the lead in communicating with tenants in a proactive 
manner, manage the tenant renewal process, and effectively resolve tenant concerns. This position will also
facilitate the collaboration required between internal teams providing tenant services, including Finance,
Property Management, Marketing & Events. 
The ideal candidate will have experience in relationship management, issue resolution, and working
autonomously in a fast-paced environment as well as exceptional organizational and time management skills.
This candidate will have demonstrated ability to organize necessary resources, including people and tools to
meet deadlines and achieve desired results and enjoy working on a highly interactive team. 
The Commercial Tenant Relations Specialist reports to the Commercial Leasing Director.
Tasks:
The Commercial Tenant Relations Specialist’s responsibilities include but are not limited to the following:
• Hosts regular tenant check-in meetings with the goal of understanding the tenant’s current experience
including positive highlights and challenges.
• Receives and responds to requests, complaints, issues, and inquiries from tenants and works to identify
and implement resolutions.
• Reviews, updates, and maintains tenant lease profiles, and assists with collecting missing information
as needed. 
• Coordinates changes in lease terms including rent amounts, percentage rent changes, abatements, etc. 
and prepares the appropriate lease documentation. 
• Monitors general lease agreement compliance and follows up with tenant accordingly. 
• Collaborates with Finance on management of tenant’s monthly fees including but not limited to rent
payments, common area maintenance charges, and other fees and charges as outlined in the various
lease documents.
• Facilitates lease renewals with the tenant and prepares renewal documents.
• Coordinates tenant move-outs, including termination documents, performing inspections, and final
payments. 
• Manages the turnover process to prepare commercial spaces for new tenants. 
• Performs regular site inspections and partners with internal Property Management and Operations
teams to assess maintenance needs, customer issues, curb appeal, and other physical features to
ensure inventory remains presentable. 
• Collaborates with internal Marketing and Events teams to amplify tenant businesses and identify
unique partnership opportunities. 
• Performs a variety of administrative tasks in connection with the leasing program’s operation,
including preparing a variety of reports and CRM management.
• Prepares lease related documents such as amendments, default notices, commencement forms
• Create tenant communications including notices, letters, and announcements. 
• Special projects as required.

Qualifications:
• Bachelor’s degree from an accredited college or university in a related degree program is preferred. 
• Residential/commercial leasing, property management experience. 
• Excellent oral and written communication skills.
• Excellent project management skills with demonstrated ability to manage multiple projects efficiently.
• Exceptional interpersonal skills with experience in a client-facing role or relationship management,
customer service and issue resolution.
• Applicant should require minimal oversight, have high problem-solving skills, be organized,
hardworking, and pay close attention to details. 
Skills or specialized knowledge:
• Tenant and relationship management experience.
• Familiarity with lease documents and processes.
• Advanced skill in issue resolution and conflict management. 
• Extensive knowledge using Microsoft Office.
• Familiarity with using customer relationship management software (CRM)
• Must be able to maintain the highest degree of confidentiality.
