Program Manager, Workplace Capital Investments - Americas

What You’ll Do

We’re searching for a Program Manager to drive the development and execution of major strategic capital investment programs for Cisco properties in the Americas.


In this role you will:
  • Develop and oversee complex multi-site and/or global workplace capital investment programs in collaboration with Regional Planners & Workplace Team Leaders, Project Managers, Real Estate Managers, Design Teams, Corporate Finance, Senior Leadership, External Consultants and Service Providers.
  • Ensure financial integrity, schedule adherence, identify risks, develop solutions, and drive programs forward to meet expectations and commitments to clients and executive leadership.
  • Leverage metrics and analytics to report on results, drive efficiencies, make adjustments, identify issues and best practices.
  • Execute the successful planning, due diligence, brief development and budgeting of a portfolio of capital projects and support the business case development. Maintain relationships with service partners, consultants, and construction partners.
  • Develop program delivery & sourcing strategies.
  • Develop and deliver program communications in both written and verbal form to executives, finance and clients.
  • Build and maintain relationships and develop strategies with your stakeholders.
  • Apply your expertise in Program Management to identify areas of risk or concern and implement mitigation strategies.
Who You Are
  • You have an impressive background in Corporate Real Estate capital projects, managing programs, strategic sourcing, cost management and program controls.
  • You’re proficient at analyzing financials, budget management, modeling, large-scale asset capital planning, and conducting feasibility studies.
  • You are adept at addressing challenging situations, influencing others, managing metrics and leading teams.
  • You're able to solve complex problems, identify practical and innovative alternatives, and use your analytical abilities and sound judgment to recommend suitable solutions.
  • You pay attention to the details, yet never lose sight of the overall objectives.
  • A highly motivated self-starter, who's phenomenal with people and delivers results while collaborating with various cross-functional teams. You're able to lead others, even without direct authority. You know how to balance collaboration and decision-making, have outstanding written and verbal communication skills, and know how to get things done.
Required Experience/Education
  • Corporate Real Estate / Workplace Capital Construction Program & Project Management (10 years)
  • Budget management for Capital Project portfolios
  • Business Case & Program Scope Development
  • Risk analysis and identification & Mitigation
  • Excellent relationship building skills
  • Excellent communication skills, both written and verbal
Preferred Experience/Education
  • Bachelor's Degree
  • Active Member of a Professional Institution (CoreNet, AIA, RIBA, RICS, ASCE, MICE etc.)
  • Cost Management/Analysis
  • Feasibility studies
  • Developing/delivering program communications to E/C level stakeholders
  • Managing & reporting against metrics

When available, the salary range posted for this position reflects the projected hiring range for new hire, full-time salaries in U.S. and/or Canada locations, not including equity or benefits. For non-sales roles the hiring ranges reflect base salary only; employees are also eligible to receive annual bonuses. Hiring ranges for sales positions include base and incentive compensation target. Individual pay is determined by the candidate's hiring location and additional factors, including but not limited to skillset, experience, and relevant education, certifications, or training. U.S. employees have access to quality medical, dental and vision insurance, a 401(k) plan with a Cisco matching contribution, short and long-term disability coverage, basic life insurance and numerous wellbeing offerings. Employees receive up to twelve paid holidays per calendar year, which includes one floating holiday, plus a day off for their birthday. Employees accrue up to 20 days of Paid Time Off (PTO) each year and have access to paid time away to deal with critical or emergency issues without tapping into their PTO. We offer additional paid time to volunteer and give back to the community. Employees are also able to purchase company stock through our Employee Stock Purchase Program.

Employees on sales plans earn performance-based incentive pay on top of their base salary, which is split between quota and non-quota components. For quota-based incentive pay, Cisco typically pays as follows:

.75% of incentive target for each 1% of revenue attainment up to 50% of quota;

1.5% of incentive target for each 1% of attainment between 50% and 75%;

1% of incentive target for each 1% of attainment between 75% and 100%; and once performance exceeds 100% attainment, incentive rates are at or above 1% for each 1% of attainment with no cap on incentive compensation.

For non-quota-based sales performance elements such as strategic sales objectives, Cisco may pay up to 125% of target. Cisco sales plans do not have a minimum threshold of performance for sales incentive compensation to be paid.
