The Position
The current vacancy is for Building Maintenance Worker I assigned in the Parks and Recreation Department, working at the Santa Cruz Wharf. This is a full-time position with benefits. The eligibility list established from this recruitment may be used to fill other full-time or part-time Building Maintenance Worker I vacancies in other areas of assignment during the life of the list. The eligibility list established from this recruitment is valid for up to one year from the date established unless the list is extended or abolished by the Human Resources Director.
Under general supervision, the Building Maintenance Worker I performs a variety of custodial and repair tasks in the maintenance of City buildings and facilities; performs other related work as required.

Typical Duties
(May include, but are not limited to, those duties listed below.)
  • Performs basic plumbing, carpentry, electrical and painting tasks to maintain and repair a facility, such as replacing or adjusting plumbing fixtures; building platforms; adjusting doors; replacing broken glass; repairing fixtures and furniture; replacing fuses and electrical fixtures; repairing electrical outlets; patching and painting interior and exterior walls, adjusting heating and ventilating systems, etc.
  • Performs routine manual tasks as requested, such as assembling furniture or equipment, hanging pictures or shelves, changing light bulbs, etc.
  • Performs general custodial tasks such as cleaning, waxing and refinishing floor surfaces; removing trash; and using chemical cleaning materials as required.
  • Organizes, determines need for and orders approved custodial and maintenance crew labor and/or vendor supplies and equipment; picks up or delivers supplies as necessary.
  • Maintains work records and logs and prepares activity reports as required.
  • May utilize a computer calendar to be notified of reoccurring or annual maintenance tasks; may access computerized maintenance management system to track work orders.
In addition to above duties, Position Specific Assignment-Library:
  • Transports library materials from one branch or office to another; performs periodic maintenance of library van, including oil change, lube, etc.; reports needed repairs to City garage.
  • Prepares soil for planting and plants various trees, shrubs and flowers.
  • Weeds flower beds and other planting areas.
  • Mows, rakes and edges lawns and turfs.
  • Waters plants by hand and with irrigation systems.
  • Cuts weeds and brush.
  • Rakes, gathers and loads and hauls refuse and cut vegetation from library facilities.
  • Cleans and stocks restrooms.
  • Assists with installation, repair and maintenance of irrigation systems.
  • Trims and prunes trees, shrubs and ground coverings.
  • Loads, unloads and operates pick-up and light dump trucks to transport maintenance supplies and materials.
  • Picks up and removes trash and debris.
  • Removes and replaces trash can liners.
  • Performs light graffiti cleanup.
In addition to above duties, Position Specific Assignment-Parks and Recreation/Civic Auditorium and Louden Nelson Community Center:
  • May assist in the pre-planning for events by communicating via email with producers and vendors to assess maintenance, security and related needs, and entering that data onto Excel and Word forms and documents; may use computer to create signs.
  • Participates in the set-up for special events, including moving and arranging furniture, setting up booths and exhibits, placing and connecting basic sound and lighting equipment, and setting up staging such as screens, curtains, stage pieces, and lines.
  • May serve as on-site attendant during events to oversee security of the facility and assist patrons with maintenance and related needs.
  • Assist Community Center Assistant with Auditorium maintenance, equipment installation, and repair such as stage flooring, lighting and/or minor repair of risers.
  • Willingness to work a flexible schedule, including evenings, weekends, and holidays.
In addition to above duties, Position Specific Assignment-Parks and Recreation/Wharf
  • Performs routine custodial maintenance of the wharf restrooms, offices and exterior areas.
  • Operates and assists in maintaining and repairing engines and systems on boats , sweeper and forklift.
  • Maintains and repairs electrical, gasoline and pneumatic tools.
  • Performs electrical, plumbing and carpentry repairs on wharf buildings and decks.
  • Maintains Wharf street and pedestrian lighting
  • Setup and guide volunteers in assigned tasks.
  • Paints and installs signs.
WORKING CONDITIONS
Position requires talking, hearing, walking, climbing, reaching, working overhead, twisting, balancing, kneeling, bending, stooping, squatting, crouching, grasping, and making repetitive hand and foot movement in the performance of daily duties. The position requires both near and far vision. The need to lift, carry, and push tools, equipment and supplies weighing up to 75 pounds is required. Additionally, the incumbent in this position works inside and outside in all weather conditions including wet, hot, and cold. The incumbent may use chemicals including cleaning solvents, lubricants and paints; in the course of work, the incumbent will regularly be exposed to fumes, dust, and grease or oils. May be exposed to biohazards and/or hazardous chemicals. This position may also require exposure to spiders, mice and other pests. In addition, the incumbent may often be exposed to electrical energy, be subjected to vibration and may work in environments with constant noise. The nature of the work also requires the incumbent to use power and noise producing tools and equipment and drive motorized vehicles. The work regularly includes working on ladders or scaffolding and elevated locations such as rooftops. Other working conditions include working around moving objects or vehicles, working with hands in water, and working on slippery uneven surfaces. The work may occasionally involve work in confined spaces such attics and basements. Some of these requirements may be accommodated for otherwise qualified individuals requiring and requesting such accommodations.
Minimum Qualifications
The minimum qualifications for Education, Experience, Knowledge, Skills and Abilities are the following:
Education and Experience
  • High school graduation or tested equivalent.; and
  • One (1) year of general custodial experience which included the minor repair of facilities, fixtures and/or equipment.
In addition to above education and experience, if assigned to Library
  • Six months landscaping experience.
Knowledge :
  • General knowledge of the techniques, tools and materials used in performing basic plumbing, carpentry and/or electrical repairs and general custodial tasks.
In addition to above knowledge, if assigned to Library:
  • Knowledge of landscaping practices including blowing, trimming and pruning,
  • Proper use and care of common hand tools
Abilities :
  • Understand and accurately follow verbal and written instructions.
  • Act in a courteous and effective manner when dealing with the general public.
  • Maintain effective working relations with co-workers and other City staff.
  • Maintain basic records and prepare routine reports.
  • Understand and follow safety procedures.
  • May learn to use basic computer software such as Outlook, Word, Excel and/or maintenance management system.
  • Read, interpret and record data accurately; maintain manual and computerized record keeping systems.
In addition to above abilities, if assigned to Library:
  • Safely handle fertilizers and other toxic materials.
  • Safely performs heavy manual labor.
  • Ability to operate landscaping equipment such as, but not limited to lawnmowers, weed eaters, and electric trimmers.
OTHER REQUIREMENTS
  • Willingness to work evenings and weekends as required.
In addition to above requirements, if assigned to Library
  • Be able to drive company vehicle between any of the library locations.
  • Willingness to wear a uniform.

SALARY - This classification belongs to the Service bargaining unit and has a nine-step salary range. All classifications in this bargaining unit add an additional wage Step J on 7/14/18 by MOU agreement. Appointment may be made commensurate with experience. UNION REPRESENTATION - This classification belongs to the Service Employees' bargaining unit. All employees within this unit are represented by the Service Employees' International Union.
APPOINTMENT - Any candidate selected by the appointing department may be required to pass a pre-employment medical exam administered by a City-selected physician before hire to non-sedentary positions. Prior to starting work, all newly hired employees will be fingerprinted, to check conviction history. A conviction history will not necessarily disqualify an applicant from appointment Candidates must present documentation verifying authorization to work in the United States and take a loyalty oath as required by the State of California at the time of hire. Appointments to regular positions are subject to a six-month probationary period (unless specified as 12-month by Service Employees MOU) which is considered a part of the selection process. Probationary employees may be terminated without recourse during this period. Positions which are covered by the Department of Transportation regulations are required to submit to a pre-employment drug test and to random drug and alcohol testing.

LEAVE
Vacation - 80 hours/year up to 5 years, 120 hours/year 6-10 years, plus 8 hours for each year after 10 years up to a maximum of 160 hours/year.
Sick - 12 days/year
Holidays - up to 11 days/year
Floating Holidays - 24 hours per year - prorated for part-time
INSURANCE - (available to employee and eligible dependents)
Medical - Depends on plan selected; City generally pays 95% of the cost of coverage (pro-rated for part-time).
Dental, Vision, Employee Assistance Program - City currently pays full cost of employee and family coverage (pro-rated for part-time). Plus an additional $29.50 per pay period.
Life - City provides a $20,000 life insurance policy.
Long Term Disability - City provides a long term disability plan.
RETIREMENT
All new regular employees become members of PERS. Public Employees' Retirement System (PERS) 2% @ 62 (3 year average). Prior PERS membership may affect retirement formula. Employees contribute 9.75% of their salary to PERS on a pre-tax basis. An employee is vested after 5 years of membership. No Social Security is withheld.
