We are seeking a Facilities Director to become a part of our team! You will help plan and facilitate all real estate activities and transactions. This position will be responsible for the overall management and operation of our facility, associated properties and vehicles, including HVAC, plumbing, electrical, landscaping and security. 

Responsibilities:

• Oversee and coordinate all real estate transactions
• Responsible for hiring, training, motivating and evaluating personnel.
• Conduct regular inspections of all facilities grounds and equipment to ensure that high standards of operation and safety are maintained.
• Ensure security of the premises by maintaining and monitoring surveillance equipment, performing building inspections, guarding entry points, and hiring personnel for evening and weekend patrols. 
• Develop and recommend an annual budget, and then monitor the approved budget to control expenditures.
• Develop, implement and monitor an effective grounds maintenance program, including the upkeep of turf, tres, shrubs, flowers, fences, gates and sprinkler system.
• Develop an emergency on-call schedule for evenings, weekends and holidays to ensure personnel are available when needed.
• Ensure all work order and repair requests are processed in a timely fashion
• Supervise and train property staff
• Enforce property and associations' rules and regulations

Qualifications:

• Previous experience in property management or other related fields.
• 5 or more years of experience in facility management.
• At least 3 years of supervisory experience.
• Boiler Operator's Permit , preferred.
• UST Permit, Fuel Underground Storage Tank, required(can obtain once hired).
• Bachelor Degree in Engineering, Facilities Management. Building Construction, Architecture or related field or equivalent experience in facility management.
• Ability to interpret blueprints, diagrams and written specifications.
• Familiarity with construction, architecture and various systems such as HVAC, plumbing, electrical, carpentry and other trades. 
• Project management and Budgeting experience.
• Knowledge of Spanish is highly desirable but not required.
• Ability to multitask and prioritize
