Job Description:

As a Assistant Property Manager, your primary responsibility is to oversee the day-to-day operations of the property. You will handle various tasks, including tenant management, lease administration, and maintenance coordination. Your goal is to ensure a positive tenant experience, maximize occupancy rates, and maintain the property's overall performance.

Responsibilities:

  • Greet prospects and tenants, provide property tours, and answer inquiries.
  • Process rental applications, conduct applicant verifications, and convert prospects into tenants.
  • Coordinate lease signing and facilitate the move-in process for new tenants.
  • Resolve tenant complaints and address maintenance issues promptly.
  • Foster good tenant relations and implement strategies to minimize turnover.
  • Collect rents and deposits from tenants in a timely manner.
  • Assist in managing operating expenses and monitoring rent collection and delinquency rates.
  • Reconcile and close out aged receivables related to tenant move-outs.
  • Oversee eviction proceedings and ensure compliance with legal requirements.
  • Negotiate contracts with vendors to ensure cost-effective services.
  • Manage maintenance personnel and assess their performance.
  • Conduct regular property inspections and address emergency maintenance issues promptly.
  • Enforce property policies and procedures to maintain a harmonious living environment.
  • Maintain open communication with property owners regarding vacancies, tenant matters, and financial issues.
  • Handle after-hours calls and prioritize urgent matters.

Qualifications and Education Requirements:

  • Minimum 2 years of property management experience.
  • Minimum high school graduate.
  • Subject to background and criminal checks.

  • Strong customer service skills to effectively communicate with tenants and prospects.
  • Excellent organizational skills to manage multiple tasks and prioritize efficiently.
  • Technical and computer knowledge to utilize property management software and tools.
  • Professional demeanor with high standards of integrity and ethics.
  • Self-starter with a proactive attitude and the ability to work independently.
  • Keen attention to detail to ensure accuracy in lease administration and financial management.
  • Ability to lead and inspire staff, promoting a cohesive team approach.

Job Type: Full-time

Pay: $40,000.00 - $55,000.00 per year

Benefits:

  • Paid time off

Schedule:

  • Monday to Friday
  • Weekends as needed

Experience:

  • Customer service: 1 year (Preferred)
  • Property management: 2 years (Required)
